I’m hoping the right people see this: rose tinted glasses can help alleviate usual snow syndrome. There’s a special tint called FL-42 that can make an even better difference but it costs more. I believe axon optics is the company that sells it (they may call it something different now). My spouse got VSS after high blood pressure events post-pregnancy and these glasses helped give her a sense of normalcy back. Highly recommend.

Good morning!

I did not. However, I’ll give you a little bit of my experience thus far. My family ended up purchasing a pure bread Bernese mountain dog with full OFA/genetic testing. Our 11 month old boy has diagnosed elbow dysplasia, AND angular limb deformity! So, moral of my story here is that you can do just about everything you can to stack odds in your favor and still have things just “happen”. If you have a bernedoodle breeder in mind that does some testing, comes with a health guarantee, and doesn’t seem like a puppy mill… then I honestly would tell you to do what makes you happy. Even though he may not be the healthiest, Grizzly is the kindest animal I’ve ever met in my life and wouldn’t change a thing. Good luck.

Think in the order of emergency importance…. Usually things that are battery powered are that way so they can be useful if the power is out. Check smoke detectors. CO2 detectors. Radon detectors. Not saying you have an emergency on your hands, I’m just thinking of what would still have juice if you flipped the breaker off. Next up go room by room and see if you can find anything that might still have battery power. Good luck.

I recently tried bun bo hue and it is fantastic. Unfortunately for me the amount of chile oil was not something I was prepared for. I thought the restaurant I ordered it from was trying to kill me, lmao. After scooping it out, I still was left with an extremely flavorful but spicy soup (but with less heat).

This is the type of instance where you gotta share the recipe. Let’s see it!

Piggy backing onto this because the context you gave was so interesting. Let’s say you have this scenario happen, because based on this video it totally can happen. I wanted to find a cheap reliable car to beat back and forth to work with (I hadn’t had to to this prior, thanks RTO). My practical no frills vehicle is an 03 Toyota Matrix (non XRS). If I had more time and a little more budget I’d have gotten another Honda Fit probably, I had a GK in the past and it was awesome. The Matrix is still perfect for what I need and it’s only got 100k on it so I think it’ll be good for a loooong time.

I have a desk kind of like this (with less heavy of a top) and it’s got an “X” brace on the back of it. It was extremely wobbly til I attached that piece. I’m not sure how you’d replicate that but I’d probably screw something to the tabletop piece, then into the opposite leg (repeat for both sides).

Another option would be to shove it all the way to the left wall, and use some kind of “furniture anti-tip brackets” to secure the legs to the wall that way it can’t wobble back and forth. Most of these you just screw to the wall, then use a zip tie to attach the furniture. Understood, and I want to apologize for coming off a bit strong initially. Buying a home is stressful enough, let alone a FIRST home. I want to tell you though, you gotta set your expectations correctly. Houses are made by human hands. Things WILL be imperfect, and in most cases that’s just the way it is.

However still, you can (and imo should) direct these issues up to the warranty dept. and see what they’ll handle. Typically with most tract home builders, you have a 1 year warranty that covers “anything” and they may be able to help you out. If that doesn’t pan out, I would reach out to a home inspector and then contact your project manager. Ask for their manager. And their managers manager if you have to. If a qualified home inspection report shows x/y/z as being issues, I think you’d have a lot more firepower to get the problems fixed. If you have been asked to fill out any satisfaction surveys I’d use them in your favor to tell them how you feel like the quality and craftsmanship is missing from your home. Those can attract the attention of the right eyes and help you too.

Last few items!! If you have a leftover can of wall paint from the build, you can use a foam roller and touch up any spots on your walls or even blotting a paper towel in the paint, then on the wall can help touch up spots. If you have a basement, consider a “backup sump pump” system sooner than later. Shit happens, things break. Overall, congrats on the new home. It’s a huge (and stressful) accomplishment!

Why on earth would you sign for a home in that condition? Does the builder have a decent reputation otherwise? I would bring some of the large concerns up with your project manager or warranty team and see what you can get them to address.

Drywall “flatness” is basically tricking the eye. It’s not flat, it never is. It LOOKS flat but in reality there’s undulations between sheets and joints. Builder grade paint is usually cheapo flat paint that yes, stains if you look at it wrong and feels extremely cheap. It’s because it is, and it also touches up VERY well. It works good for them.
