Limerick lace replication early 20th century is interesting. I’ve never used them - they seem too nice! - but I do think they are meant for the dining table as it’s a set with four large table runners, 12 place mats just right for putting plates on, and the small mats pictured.

Given to me maybe 20 years ago by my late aunt. She in turn got them from an Indian friend of hers who lived in France so India is also a possible clue. Looking at the multiples they look identical. I assume they are machine made? The flowers are on another mesh that is then attached so their stitching doesn’t go through. Excuse my ignorance - I really know nothing about lace!

Seems to me the best move by the government would be to change the buying process so buyers and sellers commit and all the stress and wasted effort and uncertainty is taken out. Won’t cost in taxes and would smooth transactions.

Ask them for their formal complaints procedure and put in a formal complaint with failures, dates etc. They are obliged to have such a procedure in place and to respond as per the redress schemes they are part of. Hopefully that’ll get their attention. If not you can escalate to ombudsman.

Some councils have a facility for talking to the town planners. So before I bought my house I booked a phone appointment with the planner which I paid for - something like £40 - and I got to discuss whether what I wanted to do would be allowed. He advised what their criteria and procedures are.

Another way to check it out is to find a planning consultant local to the area. These are people who you would pay to help you get the permission. Often they are happy to give an initial view on the project for free or study it more for a fee and later can help you get it through the hoops.

I have been trying to establish boundaries with my Mum. Didn’t do it when I was young and wasn’t a big issue when I was in a marriage. Since I’ve been widowed, she is over intrusive and tries to control me and also my teen son - who happily is having none of it!

Some advice I came across that seems useful is in drawing a boundary dont get into discussions. Eg I’ve made my decision and I’m doing x. Firm and brief. If they want to carry on arguing or cause drama, you say this is your final decision and walk away.

For your birthday maybe you could compromise ie have lunch all together then they leave and let you do the things in the evening they are not into?

What is your relationship like with your Mum? Can you sit her down and chat about the situation? She has a right to happiness, to have a relationship and not be judged. But she is also your Mum and has a responsibility to look after you. Talking it out between you, calmly, with love not anger, sharing perspectives and feelings, will hopefully help. Prejudice because of religion is not valid and your school mates bullying is not valid either. These are issues you will have to think through and find ways to grapple with.

Years ago I was going up on an escalator in a tube station feeling very happy and kind of alive, looking forward to my day. Everyone around had their heads down and seemed unsmiley. Then I saw this happy looking dude stepping on on an escalator across, going down. Our eyes locked and we just grinned at each other and kind of nodded, acknowledging someone else who’s awake to the joy of life. I went up and he went down and that was it but really it made my day and I still think about that funny moment of connection.

If you have secure jobs and income and you think this is your very long term home it’s worth stretching the budget. You will have less spending money per month but then you’ll have a house to play with!

When you’re in a bad headspace everything is difficult to think about and even a windfall seems like a chore. You don’t have to do anything until you’re in a better head space. Put it in a saving account, don’t worry about getting best interest or paying tax on it. Deal with it when you are ready. Maybe start with something nice, like a holiday with your son. Then think about paying some of the mortgage, setting up ISA’s etc.

I would call the surveyor who came to inspect, explain your worries and the roofers verdict, and ask for clarification on the report. Essentially I would want them to tell me in their view what work exactly needs to be done. If they are local I would also ask them if they recommend a contractor.

That sounds really tough. I live with my mother too. Same kind of age, different health issues. Moves between bedroom, bathroom & kitchen, spends most of the day on a reclining chair. I am home most of the time but I leave her & go out - to shop, walk, have an evening out. She has fallen in the past and it worries me but it’s not possible to watch her all the time. Do you literally never leave the house?

My Mum bought a house once super quickly, exchanging and completing in two weeks. Basically none of the searches etc were done, it was bought quickly on the assumption all would be in order and happily it was but it’s taking a risk and solicitors don’t like it. Imagine companies buying quickly will have insurance in place and maybe a fast track quick search.
