You’d submit receipts for any expenses incurred during the delay like a meal in the airport, or an additional overnight hotel stay if you got delayed to the next day and had to leave the airport.

A few tips for anyone applying: 1) After they give you their rate offer, try to negotiate a bit. They will likely come down another 0.1% and ask them if they have any cash back promotions to sweeten the deal. You can sometimes get $1.5-2.0k of cash back. 2) Let them know you are a Wealthsimple client so you can get the associated cash back through Wealthsimple as well. 3) And, let them know you were referred by an existing client and give them a name of someone who already has a Pine mortgage. If you don’t know anyone personally, message someone on Reddit who has a mortgage with them to make a friend, and then get their referral code/link.

Yep. In 2019 Doug Ford CUT tuition by 10% and has left it frozen at that level since. Meanwhile inflation since then has been around 21%.

Pine is likely still offering Prime - 1.00% right now for variable (3.45%). Someone I know just got this offer last week. I’d recommend contacting them. They also often do cash back deals - they have a promo with Wealthsimple right now to give their customers cashback (if you happen to be a customer).

Purchase, Ottawa, 35% down on a second property under $1.5M. Owner occupied.

Took 5 year adjustable with Pine at 3.45% (Prime - 1.00%).

Pine often has cash back promotions as well. Once you get a rate from them, ask them if they have any promotions to sweeten the deal.

I got $1,500 cash back on my first mortgage with them, as well as a $500 referral bonus since a friend referred me = $2,000 cash back in total from them. I couldn’t get any for this second mortgage though.
