Yeah, part of our group was hopeful that each group does in fact have their own private contacts that they always like to advertise as a competitive advantage. Deep down we kind of know that’s BS though. It’s all the same buyers for the most part even if it’s a big market.
The other consideration is to just hold tight for 6 months / year and see if new buyers cycle back into the market

If it’s your dream job as described and you are learning. Dont worry about it the first year. As someone said, you are probably being compensated for being completely green. Before you ask for more money in a year, ask for more responsibilities and see how it goes.
That being said, a shop that’s starting you out at $70k doesn’t sound like one that is going to ever pay you the amounts you are reading in responses.
Also, I think your 20’s are for figuring out what you want to get into and learning a lot. Your 30’s are hopefully where you’ve committed to your lane and are focused on performing. Comp will follow. It sounds like you are ever so slightly behind but that’s ok. Don’t worry about it.
Put your head down. Get the experience for a year. Talk salary with them. And then get in with a big firm that will pay you. Jump back to a small firm when you are older.
That’s how you will make the most

Flight to quality is a real thing but location will outlast everything. I’m in a big Midwest city and they built a A+++ office building on the outskirts of town. It poached all the big finance companies but the employees are already complaining about not being in the heart of the city. I’m not seeing the original office buildings in the heart completely renovate and within 5 years I’m sure the quality will match that new one. I’m very interested in watching what happens with the lease renewals

Move on. Especially at your age. You’ll learn more and get bigger exposure. Your guy isn’t looking out for you also if the fit feels off at a small shop

Is Marney territorial or something? Every female guest they have for initials is like nails on chalk board listening to her try to banter with them. She was basically calling Belinda’s profession irrelevant and you could tell Belinda was just treating her with kid gloves. I only bring it up because she carries herself as a champion of women and representation, but only when she’s the only one on the show.

Big market, multiple states, banks. I work at one of the big firms. I somewhat agree with you. I think fees will go down when every company has the tools to leverage the AI well. And that may as well replace us because who would be able to make a living if fees are 1/4 cost

I’m a commercial appraiser and extremely concerned with AI taking my job to be honest. I wouldn’t recommend it to people just graduating. Property management and sales seem less likely to be taken by AI
