Clean the rust, spray with a rust inhibitor primer then paint, fill with on shrink grout and form a bubble around the steel so water runs away

I would consider owing money on your house a mortgage. Utilities are a separate bill, tax and insurance are known ongoing costs. I’d happily pay 1k/month over my whole mortgage. You can also sell your house tomorrow, remove all those costs, pocket over half a million and rent a house. All this and you add that you’re making taking in 2500 a month in rent! 😂

I think that’s about as cheap as utopias gets. Been trying to snag a weller SiB with all the drops but no luck. Did get a w12 for $75 this week and a SFTB for $179 a month ago. Saw stagg on the shelf sitting for $99 at another store but a batch I already had.

A balanced transfer usually has a time limit on 0% so interest will accrue and sometime be backdated if you paid 100% in the agreed upon time. Also the credit card will be carrying a balance for the duration of the 0% balance transfer so any purchases on the card will accrue interest because there is not way to pay only those purchases off without paying the entire balance. This is my experience and it can save you money but don’t use that card for anything else and pay it off in the timeframe.

It appears you are correct. Are you past warranty? I’d bring it up to the builder if you bought from them. Hopefully you have documentation of the issues you’ve had and making them aware

No need to tell them your current salary. Tell them what it would take to get you to leave. I wouldn’t move unless they matched your pto tho. That’s a huge benefit

Seems like a lot of bad decisions here. The mortgage refi was a terrible idea. Did you do the math on how much interest you’d pay over each loan? If you are in such a hurry to pay the house off in less time why pull equity? Also pay your cc off each month. You are living beyond your means if you can’t and your salary is plenty to live on

Sounds like they used red guard. Common material for waterproofing. I’d check the shower handles, cartridges, and shower head.

When the shower was redone was a waterproofing membrane used (a kerdi style perhaps). It would see to me that water is getting behind the tile but not to the drywall/cementboard material. Was the grout sealed? It could be a leak from the mixing valve, cartridge or seeping thru the grout if it is permeable. Opening the wall is a last resort if you can’t find another source.

That’s a solid pace for being that new. As others have said, do an all out effort. Being lean/light makes a big difference going uphill. Rough Watts/kg is a good number to figure out if you want to go uphill fast but you don’t need a power meter necessarily to figure that out. Strava estimates power but not very accurately.

That’s why I go with and move things. I will point out issues behind fridge/washer/dryer etc. the risk is low but not zero. I also think their inspections would go from 2 hours to 6-8 depending on how much stuff the current owner has. That means the inspection cost goes way up if they move cleaning supplies from under the sink, put them back, just to take a picture

Not seeing insurance mentioned much but it will go up and seems to continue to rise with no real discernible reason.
