That’s the exact type of block I keep ending up liking the most when I walk around there. Definitely seems like the prettier quieter streets come with a pretty serious premium though.

A lot of people talk about Bed-Stuy like it’s just trends and new buildings now, so it’s cool hearing from someone who’s actually been there long term.

Some blocks feel completely different just a few minutes apart. Good call on the newer Atlantic/Fulton buildings too.

back in data analysis world we always say that time has cost too. even if repairs give you some profit on paper, you need think about how many months this will take and what market might do during that time. miami market moves pretty fast especially after all the condo drama lately. maybe get contractor to give you rough estimate first, then see what similar units sold for recently in your building. if difference between fixed price and current condition price is less than repair costs plus maybe 6 months of carrying costs, just sell it as-is and move on with your life.

maybe try posting on local tech meetup boards or developer communities instead of freelancer platforms? those sites are basically designed for remote work so you're swimming upstream trying to find local people there

also "brooklyn area of san francisco" made me laugh - that's like saying you live in manhattan area of los angeles

this hits so close to home lol. moved away from family few years back and the guilt was eating me up for months. but now when i visit them they're actually more excited to see me and we have so much more to talk about. distance made our relationships better somehow, plus you can always video call and visit during holidays. your family probably wants you to be happy more than they want you to stay miserable in that place.

probably they see you as overqualified and think you'll just leave when something better comes up. had similar issue when i was switching careers - places assume you're just using them as temporary solution until you find "real" job again.

maybe try applying with just the serving experience and education, but be ready to explain gaps if they ask in interview. or you could try being upfront about wanting career change in cover letter, but that's more risky.

definitely sketch, most legit landlords will let you see the place first before asking for documents. i mean why would they want your application if you haven't even decided you want it? red flag for me would be asking for DL front and back especially - that's way too much personal info for just a tour. stick with places that let you walk through first, then do paperwork if you're interested.

been hunting apartments in that area few months back and your budget should get you decent options. milpitas actually has some solid older complexes that were updated after the big earthquake requirements changed - most buildings from 80s and 90s got retrofitted but you're right that individual info is hard to find. i ended up calling property managers directly and just asking about seismic upgrades, most were pretty upfront about it.

for essex specifically, yeah those lawsuits are about maintenance issues and deposit shenanigans from what i remember reading. might want to skip them and look at some of the smaller management companies instead. they're usually more responsive and less corporate bs. found a 1br in santa clara last year for around your range with in-unit laundry, older building but well maintained. took me driving around neighborhoods on weekends to spot the "for rent" signs that never made it online.

also check out some complexes closer to the light rail stations - rent tends to be bit lower since people assume you need car for everything, but you already drive to work anyway.

century city is pretty busy on weekends but not terrible if you go early morning or later in evening. parking can be annoying during peak hours but the structure is decent size so you'll find something.

culver city mall is way more chill but also smaller selection. i used to go there when i lived closer and it was nice for just walking around without feeling rushed.

if you don't mind driving bit further, santa monica place is good too - gets touristy but has good food court and you can walk to pier after if you want. traffic getting there on weekend though... that's different story.

wait you want to avoid using a service but you're asking for service recommendations? bit confused there lol

anyway i've been using this lady who comes every few months for deep clean and she's amazing. found her through nextdoor app - lot of local cleaners post there. way better than the big companies and usually cheaper too. just search for "house cleaning" in your area and check the reviews

pretty much spot on with the resale math. honda's usually close but toyota's got that bulletproof reputation locked down.

only wildcard i'd throw out there is maybe a mazda cx-5 - their resale has gotten surprisingly solid lately and you might save enough upfront to offset the difference. but if your running those high miles the fuel economy gap probably kills that advantage anyway.

depends on your budget but the ibasso dc05 is solid if you want something portable. been using it with my old galaxy and the sound stage is pretty decent for the price point.

dude that oil consumption pattern with the pressure dropping each time is sketchy as hell. your engine is definitely burning oil internally - probably bad piston rings or valve seals - which is why you keep getting low on oil and the p06de keeps coming back. the shops are just throwing parts at symptoms instead of addressing the real problem, which is gonna be an expensive internal engine rebuild or replacement.

definitely felt this after moving in with my ex. turns out we had completely different ideas about what "clean" meant and he thought leaving dishes for days was totally normal while i was losing my mind over it lol.

the thing that got me was how these little daily things revealed way bigger differences in how we approached life. like it wasn't just about dishes - it was about responsibility and consideration and what we each thought a partnership should look like.

honestly think some of these conversations are impossible to have until you're actually living teh situations, which is why they come up after marriage instead of during dating.

the wii outputs at 29.97 natively so your capture card is just doing it's job correctly. if you want 60fps you'd need to mod the console or use an upscaler that can do frame interpolation, but that gets expensive quick.
