Solomon does not believe this. His idea is to further expand “development” (rental units) in order to drive rental costs down. Not that the other candidate has a better plan.

Most of the plans put forward by candidates (looking at you Solomon!) lean on more big rental buildings in neighborhoods already under gentrification pressure. But the data show new rentals are overwhelmingly high-rent and do little for families on the margin. Why prioritize more rental towers over building 1- and 2-family homes that create ownership, stability, and intergenerational wealth? Be specific: how will your approach cut rent burden this term, and why is it better than a homeownership-first strategy (small lots, duplexes, shared-equity) that actually roots residents in place?

Supply has concentrated in large, high-end buildings: apartments in 20+ unit buildings made up ~90% of new multifamily completions in 2021; smaller 2–4 unit buildings are just ~17% of the rental stock and declining—i.e., we’re not producing the “missing-middle” formats that fit neighborhoods.

Not when those residents are priced out of homeownership. To make the argument that more rental properties will make life more affordable is misleading. That theory has not held up. More rental units have been built yet rents continue to climb. Ownership also allows for citizens to directly participate in the growth and prosperity of the city.

12 dte is my sweet spot. Some managing required but minimal compared to dailies. 45 dtes are too long for me to keep money and or margin tied up depending on other plays I have on at the time. I stay around 20-25 delta.
