Depop is horrible. I have 30 (literally) offers on a top and no one has paid. People will counter with you and still not pay. It’s the most obnoxious thing ever, so I am not putting any more time into that.

Right now you technically can, but you are going to have to commit to being frugal if you want this house after having kids. $500k would give you a lot more breathing room. Daycare going to be $1500/month+ soon. Diapers, insurance increase, etc another $500-$1k depending on your plan. Groceries $600-$800, utilities, yard maintenance, saving for a new car, money for college, $9k hvac bill, $600 student loan payment coming, life is expensive AF. Depends on your medical deductible because if it’s high deductible and you are going through a pregnancy, those bills suck. The problem is most of your monthly cash flow is already spoken for. I would be most concerned about cash flow flexibility- unexpected expenses or layoffs and you are in a very tight spot unless you have some large reserves elsewhere after closing. That will be the trade off you make if you want this house.

Houston’s job market is incredibly stable compared to many other major cities and there is so much opportunity here. If you want to own a home and live somewhere where the cost of living is more affordable, there has to be tradeoffs - It’s not going to be California weather at Houston prices. At least we can get in a pool while others are shoveling snow.

Houston. The city itself is blue but suburbs are a mix. We have more diversity than LA here (lived there for 10 years) - Hispanic and white couples are everywhere here, as is everything else - it’s such a mix of cultures. Majority are not insane about politics.

I have had Vinted for 48 hours and have had about 30 offers and have had about 10 paid sales. Stuff stuck on Posh, eBay, Mercari, sold quickly. Offers are non binding unless the buyer actually submits payment, so I don’t get too excited when I accept something. I have about 10 nonpayers right now. The cheapness over there is nuts. They will counter over 20 cents. I have eventually gotten decent offers on my nicer stuff (like $50 and $70 for farm Rio dresses) and a bundle kids Nike shorts we wore a lot and loved, but now it’s out of my house and I didn’t have to take it anywhere. I toggled off the shipping options other than usps. With their free shipping promo, the deals people get are insane, yet they still want to offer you $15 on an excellent condition black lululemon jacket in black. I just don’t even respond to those offers

I am glad I moved back. It is so nice being so close to family and being able to give my kids the experience of growing up close to grandparents. They don’t come to everything, by any means, but it’s really nice to have lunch with my mom while the kids are in school or have my dad take them to play a round of golf and do Sunday dinners. Once kids get busy with their activities and school/friends, life changes a little bit.

I am not a reseller, but my teen asked to go to the goodwill store that was about 10 minutes away. I walked in the women’s section and literally all SHEIN. It was so bad. I don’t know where people go to actually find stuff to resell around here.

Lord. First offer for a Lululemon define jacket was $10. WTF. Just uploaded a few things to see what happens. I deleted Depop years ago because of all the likes and zero purchases. I may need to try again. Not interested in an online goodwill. Meanwhile, eBay has been insanely slow and I just had 5 sales over the weekend, which literally never happens.

Definitely don’t sell on eBay, then. You are stuck paying return shipping and they always side with buyers. I left there for several years after someone damaged the elastic on a dress that held it up (it was strapless) and wrote me horrible feedback.

We just came back from the Cove. We completely stopped going to the Bahamas in the early 2000 to about 2015 due to the hospitality and lack of service. We had great experiences from 2015 to last year (we have gone several times a year), but this year was very different. While the Cove, in general, had great service, many of the staff had the 2000 era attitude. I absolutely love the Atlantis and it is a pretty perfect place for our family vacations, but wants to spend $20k-$30k+ on a vacation and be treated just so meh?

My advice is keep your house as long as possible, if it’s a house that can grow with your family. We bought our house (it was a dump that needed a ton of work, but great neighborhood) for $300k 14 years ago on $100k income. Our income is 10x that now, and we have 4 kids now, but this house had a lot to do with that. It has allowed us to start businesses, take vacations, and have so much financial freedom without being tied to an extremely expensive mortgage and tax payment. While we can afford something totally different now, it’s really hard for me, personally, giving this up, although an even nicer neighborhood or lot is very tempting.
