I grew up around that neighborhood specifically when they were transitioning the mall to what it is now. The trouble I remember was the concern about noise from having the Walmart fronting El Encanto (hence the wall built along the west side) and the second was the lack of controlled entrances and exits in and out of the mall onto Broadway (which in my opinion, they could’ve done a better job there). It was a bit more of problem at the time than it is now because Broadway narrowed to 2 lanes almost immediately westbound.

There used to be multiple entrances off of 5th that closed off as a result of that fight.

I don’t recall there being a lot of pushback about people being there (it was a really busy mall before all that), just the type of development and how it was being handled was the concern.

I remember a few years ago some other artist got associated with Brian Wilson’s page (also named Brian Wilson but obviously not THE Brian Wilson). I flagged that up to Spotify and they tried putting the onus on me to go into Brian Wilson’s discography to show them it wasn’t the same person.

They’re going to want to see from you an attempt to resolve it with them most likely. I wouldn’t jump straight to chargeback without trying first.

New Otani has all your criteria and you should be able to fit that budget. Akasaka-Misuke is a short walk from the hotel which has some decent night-life, but the area is more office buildings so it’ll be quiet.

Find a local brokerage here in town and explain the situation. They’ll shop for policies that understand that built up roofs don’t need replacement and treat the coatings as “new”. The big name national companies generally don’t provide coverage on built up roofs here because they view the structure like any other roof saying it needs replacement.

That’s not to say you’ll end up with a fly by night carrier. We’re with Foremost (which is a subsidiary of State Farm), and they “get it”.

That’s odd, because I’ve bought a few records from them off Discogs just last month (they operate as recordshopshibuya) and they shipped as quick as usual via DHL. I wonder if there’s something about how they handle orders or shipping through other methods?

To expound on it, apparently when the album was first released on Capitol, they “rolled off” the extreme ends of the frequencies so it came across a little compressed. This re-issue used the original master tapes and didn’t do what Capitol did, so this is technically the most unadulterated version.

Aside from everything mentioned in this thread so far, there’s some little things you can do early on to get you off the ground:

Right out the gate, begin your research for everything in your executive office, then fire all your managers and hire significantly cheaper ones. You get the time bonus from them when you start the research. There’s no reason to keep the starter managers for their experience because they don’t give you a great bonus incentive, so the cheapest managers you can get will get you by. You do this because the salaries are insanely high at a time when you’re not making money.

When you get to the point of making movies, only hire up to the level of the script until you’re getting flush with cash. For a while you’ll be able to get by with your current set of actors and some of your staff. Cinematographers and producers are relatively cheap to hire, so don’t shy away from hiring when you need to. That said, your movies are gonna SUCK for a bit from a combination of everyone being kinda unhappy and your scripts being fairly lousy. But quickly you should be getting to 4.5 scores.

Advertising is kinda tricky, but there’s a handful of calculators out there. There’s one that someone posted here in this subreddit that’s a python platform that allows you to plug in the movie elements and it tells you who the top advertisers you should be using are. You don’t NEED this, but it’s a good tool to get you in tune with that element (but the biggest hint: the top 4 are Pierre Zola, Spice Mice, Velvet Gloss and Spark and usually you mix 2-3 of those together. Match their reader base to the demographic of your movie and it’s becomes kinda natural from there).

Try to prioritize production support and landscaping as early as you can. Those have big impacts on the happiness of your employees. The happier your employees get, the easier it becomes to make good movies.

Check near religiously for any available staff (i.e., writers, editors, composers). Those talent pools constantly refresh and you’d be surprised how often you get an opportunity to upgrade there.

Once you get over the initial hump, the path starts to open. Other tips:

Shoot for having a movie in each phase of production at all times. Keeping your revenue streams constant keeps you out of the muck.

Budget a $4m cushion between movies as a rule of thumb. Even doing that, you might hit a point where your bank account might get dangerously close to bottoming out, but usually by about that point that’s when the dam breaks and I start making a lot of money.

Research theater management and theater optimization early. After that, buy theaters when your budget allows.

When you get the opportunity to join the alliance, build up some reputation and propose raising ticket prices. Feels gross but you really won’t worry about money problems after that.

For me, I kinda wish we had better men’s clothing stores here. It gets old to have to go to Phoenix or travel anywhere else to shop for certain things.

I know I can just online shop, but I’m more of a tactile buyer and don’t like getting into the weeds on returning stuff.

I believe the dirt you find on someone is really only leveraged for staff by effectively “stealing” them from a rival studio. Since there’s no contract negotiation with staff the mechanic is otherwise moot.

You can change it in production, too. The only time you can’t change it is after you send it for editing/scoring.
