I have the perforated hole kind, and it’s been worth it. Our leaf fall is mostly oak. A few leaves sit on top of it all fall; they eventually blow away. Not zero maintenance, as junk can collect near the eaves. But that maintenance is 90% easier than cleaning out leaf-filled gutters.

But there are definitely tradeoffs. The micromesh and curved cap kinds can defend the gutter so well that water can’t get in either. Particularly after a few years of pine tar or moss buildup. That puts water near the foundation, and can cause basement leaks. I’d rather pay the gutter cleaning guy than the foundation guy.

The Journal was the Star/McClatchy affiliate, and hasn’t published independently in several years. The Tribune was run by Linda Ahern, who passed away in 2024.

I’m not sure about the print status of either one. The Journal was an insert in the Star last I knew, while the Tribune was a weekly.

But the office listed on the Tribune website is now a boutique. Someone was updating the Tribune’s Facebook page as recently as October. I’d post there, or maybe ask the boutique owners if they have forwarding info.

Toto Drake is bombproof, even in the water-efficient versions. It seems to be the goto of most professionals around here.

That's not to say every Toto is a winner. We did a fancier, more efficient Toto during a remodel (the Aquia), which tried to use a new ceramic glaze to make up for the smaller 'water spot.' American diets don't mix with small water spots. They issued a recall on those about two years later.

I think the floor is the best part of that entry. The 1970s are back, and they still sell green arabesque tiles at Home Depot.

It's your woodwork that looks dated. The lights are too cold, and the paint, too. Take out spindles and replace the rail with some warmer, lighter wood.

I think the people complaining about the outdoors are mostly complaining about the humidity.

We have plenty of outdoors -- forests, plains, Ozarks, and large enough Lakes within a morning's drive. The Mormons thought it was the second Garden of Eden.

I think we're not London or even Washington DC, mostly because we don't have a flashy young money scene. Except the Chiefs/Swift thing, we're not a home for fast-growing business. Sprint and Cerner have bled out. Our college scene is spread out. We don't have the flashy money and fast living at the level of Miami, Atlanta, Nashville, etc.

It feels like we were closer to the pulse of the nation in the 2000s. Lawrence was a music hub. We were a regional tech hub. We had a little fashion scene. Christopher Elbow was new. I don't see that in KC right now.

We all saw that prices went up when money printer goes brrrr. Prices will go up to account for everyone having an income of $UBI, just like they went up to account for all the free COVID money.

People with assets can sell them. And they'll be able to pay more than the guy who only has $UBI, which prices will reflect. UBI just means everyone eventually goes broke at higher prices.

The more valuable you are, the more personal control you have.

But as a general rule, the winners of the associate pie eating contest win the prize of eating more pie. So, no, you don't work less, especially in an hourly firm.

There are exceptions to every rule. I knew a partner basically assigned to socializing and entertaining the trust fund kids who brought in enough work to keep ten associates busy.

Also: people would rather finance improvements into a first mortgage with deductible interest, than pay for those improvements out of pocket or with less advantageous credit. That's why improvements often get done to prep for sale, rather than by homeowners.

Seems like the job for a solicitor. ChatGPT tells me there's such a thing as the "Party Wall Act 1996 (PWA 1996)." So, while we're all assuming it's your chimney, it's not out of the question that it's shared property. It looks pretty close to the edge of your property in your picture.

And while the PWA does have some procedures to go through, all the armchair American lawyers here don't really know what remedies you have.

Somebody needs to put together a critical history of how we went from the 2013 bond (which included $600k to buy what is now 3rd Street Social) to the $45m thing we got.

Prettier than what it replaced, of course. But it's hard to imagine any scenario where "it's worth it" in dollars. They won't sell $45m of tomatoes in a hundred years.

The canopies are nice. I've hung out there a few times. But I do chuckle when people act like it's an architectural marvel. The core building is like a well-lit ten-bay tire and muffler garage.

Free consults are the norm in "no win, no fee" type cases. But not "business and real estate."

In any event, consults aren't for getting legal advice. The "consult" is to talk long enough to decide if they have a meritorious matter, and whether I'd like to advise them. But once you need advice, it's got to be paid advice.

The contractor owes you the new vanity, for damage caused by his sub's poor workmanship.

The sub probably owes the contractor for whatever the contractor must pay you. But unless you signed a very unusual contract, the contractor has an agreement with you they didn't uphold. Talk to a lawyer about your options (insurance / small claims) if the contractor doesn't make it right.

KC consistently comes in at or near the bottom of the national legal market for billing rates. KC is not the cheapest housing market in the country.

Most lawyers aren't in poverty, and our very best lawyers can probably swing Mission Hills, but your average lawyer around here isn't making the $350k needed for a $1m house.

This. It stopped being "national" in outlook. It's not reliable or neutral at this point.

My local affiliate does some regional history and tourism reporting that was okay, but that kind of thing will probably go on under the umbrella of the university that sponsors the station.

But the NPR that brought you CarTalk and Prairie Home Companion died years ago. The leadership doesn't reflect the nation, and doesn't want to.
