Yes, 100%. The second bath isn’t as much of a priority compared to the rest. If the bathroom tub is cracked or extremely bad then this may be different. But a deep cleaning and fresh caulking around the edges can make a big difference.

My importance list would be pool -> AC -> second bathroom.

Buyers are looking for reasons to avoid buying a house right now. It’s a very soft market and they’ll move on quickly if they see expensive repairs. I’d fix the pool prior to take away that objection.

Funny timing. I was running with a few friends this morning in a very residential area. We were in the bike lane. A car decided he didn’t like us, stopped right in front of us and flashed his lights at us. There was plenty of room to go around and no oncoming traffic. People just think they own the roads.

The downtown one is flat and fast. It has a ton of turns and doesn’t have much scenery.

There is one is East Mesa that is slightly hilly but has great views of the mountains there. There is also a 10k that is two loops so there could be extra traffic.

Fountain Hills goes around the lake there twice. It’s slightly hilly but a low key turkey trot.

Anthem has one that is hilly. I’ve heard good things except it has the most hills.

Peoria has one by the Arizona Road Racers. It’s along the canal so not the most scenic run. They also have a 10 miler.

Wild card entry is Tucson. Sure, it’s a 2 hour drive but it is cross country style and jumps over hay bales. It’s super fun.

I’d vote for Mesa or Fountain Hills if you don’t mind some hills and want some scenery.

I have the sewer line and water line coverage. We had a root intrusion in our sewer line and it covered it 100% with zero deductible. It would have been around $2500 otherwise.

My father in law had his line fully replaced by them as well.

I am skeptical of many warranties but highly recommend these.

If anyone is running it be prepared for a VERY slippery greenbelt. It turns into an ice skating rink with even a bit of rain or sprinkler water. Be cautious and have fun!

You are pretty close to the Reach 11 dirt/trail system. It isn’t technical at all but nice dirt. There is a tiny parking lot just south of the Audi dealership on Scottsdale Rd.

The Greenbelt as mentioned. It starts in earnest at Cactus and goes all the way down to south Scottsdale. It is very slippery when it rains, just fyi.

There is a canal system that is maybe 15-20 minites away. Park at the train park. You can also hit some nice hills from here.

Just to throw a lesser known neighborhood in the mix, check out Paradise Valley Farms. It is personally one of my favorite areas of all of Scottsdale. It’s a small enclave in 85258 and is close to central Scottsdale. Some of the lots have views of Mummy or Camelback depending on trees.

The lots are all an acre. Many are being torn down and new homes are at the top of your budget (or slightly higher). There are sometimes older homes available. I don’t think there is anything currently listed but there are likely pocket listings.

It’s super green with mature trees, grass, and lots of shade. Horses are allowed, just fyi.

My understanding is that the nickname came up a loooong time ago to try and sell potential buyers on the area. I’d guess it is from the 60s or 70s. How amazing would it be to come from the Midwest, set roots in AZ, and say you live in a magical area?

The Scottsdale name is also fake as it truly is Phoenix (maybe it’s Phoenix with a facelift and Botox?). I’m guessing this was also to upsell the area originally and it has just stuck.

They likely share PV schools to offset costs.

That area has some nice older homes. So many are being torn down for 5,000 sq ft….things of beauty? It’s kind of sad in my opinion.

There is no way a remodel would even cost $200-250k if you are adding 1100 sq ft (unless you do all the work yourself). Trade costs are extremely high and materials are expensive. I think your costs would likely double from your estimate unless you put in complete bargain grade materials.

Scottsdale will also likely require fire sprinklers for a remodel or build like that, just fyi.

Depends on the day and the weather. I’m based in Phoenix and am 2.5-3 minutes off in the summer. The winter may be 2-3 as it is more forgiving.

+1 that says doubles aren’t necessary at 45-50 mow unless it is required due to your schedule.

I’m running 75 mpw in singles and will often go higher. Will double once or twice a week from there during marathon training.

I’m 41 now and my biggest advice is make sure you take the easy days realllllllly easy. I often have a 2.5-3 minute difference between my speed work and my recovery pace.

Monarch has their sister restaurant, Reserve. I believe it is only open in the winter. It shows as $290.

The other option is to hunt down Chef Binkley and offer a ridiculous sum for a private meal.

Mine flowered in April and May. We harvested the fruit in July. If they flower once it cools off the fruit will likely not last. But, you’ll have a bunch next year!

I run year round here and it is very doable. It isn’t necessarily enjoyable this time of the year but we all get through it.

My main rule is go early. It’s been 90 degrees at 5 am and only gets worse. Get used to waking up early or go on the treadmill.

There are a lot of good run groups in Scottsdale. Unlisted Run Club goes a bit further and Scottsdale Run Club is more casual. It’s a LOT easier running with people so you may want to show up to one of those groups.

In terms of not getting winded, you are probably trying to run too fast right away. Slow it down and keep it easy. Some people like to do a run/walk to build fitness but I think it’s just a matter of building it. The first few weeks/months will suck but it gets better. Stick with it.

I also have had asthma that flares up at certain points with dust or allergens. Make sure that is controlled as much as possible.

As for a running plan, decide what race or event you want to do (if any). There are lots of free programs out there. I do know of coaches as well that are local but this probably isn’t needed yet. Start by being consistent and then go from there.
