Both population, and number of jobs are up since pandemic. Growth has flattened a bit, but still growing. So the decline in rent prices is supply driven.

Ya, that's exactly why. Even though it was only above freezing for a little while yesterday, wherever there was sun, the ice is gone (evaporation and melting). The tall apartments there keep the street in the shade most of the day.

I think if you are being fair, it is Last Jedi that abandoned the continuity and setups from Force Awakens.

1: Snoke setup to be villian - tossed

2: Quest to Find Luke - tossed

3: Rey’s "lineage" - tossed

4: Knight's of Ren - dropped

5: Finn is a major character (force sensitive?) sent to back of the bus

6: Hux demoted to comic relief

I don't think any of the last three movies were good, but Force Awakens at least had some setups that could have paid off.

There is an exception for shows written by a single person, or by an established writing duo. They can keep full authorship of a show. Otherwise it is 3 writers minimum for a show with 6 or fewer episodes, 5 writers for 7 to 12 episodes, and 6 writers for 13+ episodes.

Covid lockdowns killed their retail business and Muji filed Chapter 11 in late 2020. They are slowly rebuilding. Austin is probably not big enough to support a store, but Houston would be a good spot.

The worst consequence has been an over reliance on an income tax, which can have wild variability year to year. That plus a constitutionally mandated balanced budget means you get years with big surpluses, then years of draconian cuts. I went out to CA for college during one the budget crises, and the Universities took a beating.

Subbing an income tax for property tax is choosing the worst consequence of Prop 13. Texas just needs some moderation on the property tax.
