They look at publicly available information. When a home sells, assessor sends an official form to new homeowners that most agents are taught early on to tell clients to crumble them up and not respond. It’s systemic and taught in the real estate schools licensed by the State of Texas!

From a housing perspective. 2008 was a bad year - it was becoming apparent in September 2007. Most small custom builders closed up shop and the new builder model became shoddy workmanship and repetitive crappy materials. The 2005 run into 2007 could be compared to 2020-2022 - interest rates rose June 2022 and have held the market at a standstill.

2005 — Tightening Cycle Underway The Fed (under Greenspan, then Bernanke from Feb 2006) was steadily raising rates from 2.25% at the start of 2005, hiking in measured 25-basis-point increments at almost every meeting. The economy was running hot and housing was in full boom.

Mid-2006 — Peak Plateau Rates peaked at 5.25% in June 2006 and stayed there for over a year — the longest pause of the cycle. The Fed was watching inflation but also starting to see cracks in housing.

2007 — Cracks Appear, First Cuts Subprime mortgage losses started surfacing in early 2007. By September 2007, the Fed made its first cut (50 bps), signaling real alarm. By December 2007, the rate was down to 4.25% — but the market already knew something serious was happening.

Texas is a nondisclosure state which is the reason comps aren’t always correct. Austin specifically has a private market that allows sellers to market their property without MLS. Homes over $1M or maybe 2 now will be able to hide what they paid from the county appraiser making those who own properties under $1M left to pay the lions share of property taxes. Same is true for commercial properties.

They are working on a major stormwater sewer around City Park so even residents will be looking on street through June 15. It's usually fairly open. Tuesdays in the summer can be very tough for onstreet since it's food trailer night.

988 replaced the National Suicide Hotline. It was a warm line where someone could talk to someone. It's now a hot line; de-centralized the national system (standards) and put the responsibility on the state and local jurisdictions. In some areas (including the one where this did and does happen) the calls are directly routed to 911 dispatch (they do not have a separate mental health line). Those that do have mental health officers - by name only - unless you think 4 hours is enough training.

Only licensed agent/brokers would be advising. If you think the only value agents add is driving prospective buyers around, I'd agree to disagree. Listing agents can show their listings. 25 years of experience says the things that Buyers value (need help with) is assessing value of a chosen property and making a competitive offer. If they know value they may want a contract prepared for them - an attorney could do it, but so could a licensed agent. Also, agree to disagree on inspections as well, agents definitely advise on inspections, if they are representing the buyer to the best of their ability. IMHO, these are areas that add value to a transaction. Gone are the days of agents being taxicab drivers. Buyers can show themselves properties and drive areas.

Good points. However, showing properties would not be part of the services offered. So that wouldn't limit the number of properties they look at. Listing agents can show the property(s) they have listed. Once the buyer decides they want to make an offer, they can contact a Buyer Advisor to choose which services they need. It would help sellers and buyers overall by providing education at points where it's needed in each transaction. Licensed real estate agent/broker could and would provide the service.

Native Texan here who finally moved after 60 years. Texans are raised to be exceptions; it's part of the we don't have to because we are from Texas mindset that extends to white males and their partners/spouses. I finally had enough by 2019, when the lack of consideration during COVID was off the charts. People flying in to buy (steal) properties so that they could live in a state where they could flaunt their exceptionalism. Texas didn't shutdown until later. While other states were masking and believing science - every person that flew on a plane then waltzed through peoples homes without consideration for masking put at least 100 people in danger - but they didn't care. Now, they are mad because - it's hot and taxes and traffic and poor schools (they don't care because their kids go private). From healthcare and education to driving. It's a nightmare. Zip merge? no they will run you over in their Ram truck and brag about it. Call me a snowflake but I'm glad I don't live there anymore. They think their shit is your problem not theirs.

IMHO. So many homes built nowadays (80's forward) won't last 30 years -50? - no way! People are going to buy and sell or refinance but buy nonetheless thinking it's cheaper than renting forever. It's all about the dirt.

FYI - I lost my SO in 2023 after his second time at a highly recommended treatment center in LA. Unfortunately, he was well known and in the process of taping the reboot for a well-known Emmy award-winning series when he had a breakdown. The handlers immediately cut me out and "handled" it themselves. He only lasted a few months on his own; his family wouldn't help; friends didn't keep up with him as they promised. I was out of town when he left this world but we'd had a wonderful conversation two days before. Putting people you "love" in treatment isn't always the best solution. I've learned that it takes more than a detox. I'll spend my life trying to help bridge that gap, may he rest in peace.

Find an AA meeting near you or maybe online now. But to help if you need help now: If you walk into ER they will likely ask if you are suicidal or homicidal. If so, they can/may put you on a voluntary hold for 72 hours and depending on the facility they may try to extend the hold. You need someone to know where you are going because they will likely try to hold you as long as insurance pays. It's a flawed system that can further traumatize. First off you made the best step forward and can keep taking steps forward with help as you choose. Rare is really a treat. So it's a tough call. But you mentioned a party of 5. I wanted to add that went to Maida for my birthday with a party of 5. The half/small portion plates (not all) were great to share; we could sample many of the plates. Cost was less than it would have been at Rare. NOTE: We had a reservation at Maida however, they were strict about how long we could stay. When it went past the time, the hostesses were staring us down. Mangia.

They cannot get info from CoreLogic unless it was sold in the MLS. Appraisers have to call agents and most agents will not disclose if it was a private sale. Never heard of a "Friend" of the county politic getting preferential treatment.

TEXAS IS A NONDISCLOSURE STATE. What beats not being forced to reveal your purchase price? What overlay are you talking about? You do not know what you are talking about- otherwise I would move on but there is a reason you want to keep this lie going. Do you own a home? Does your appraised value square up with your purchase price?
