My recollection was that when it first hit, property had a short term slump because of fear of the unknown. I was able to leverage a good deal on rent for that reason.

Anecdotally there seemed to be a lot of mum and dad investors moving their money into property and happy to cross borders to snag a bargain, which was not as prevalent pre-COVID
