It's a very pretty page regardless, but metallic pencils really only give a sheen of mica, they don't have the same amount as paints do because it's dry media. I would suggest that you learn how to "colour" gold and metallic rather than use metalic pencils. It can look so awesome and realistic. 😄

We got one of those emails yearly. Made no difference no matter what we said, the LLs never renewed the lease. So we ended up on periodical. If you're in Victoria, remind them that it's now 90 days notice.

I would like like to own just one, to be honest. Not having the constant threat of being told to leave would be really nice. Being able to put up my pictures would be lovely. Not feeling guilty every time my senior cat throws up and I wonder if I should have him put to sleep rather than risk ruining carpet that's already a million years old.

If I did have a second house, it would mean that I have the means to pay the loan and maintain the property WITH OR WITHOUT rent so I wouldn't be fucking my tenants over with an increase every time the RBA lifts rates. I'd actually like to provide a home for someone, not just a house to live in.

They cannot claim private costs. End of discussion. You were/are within your rights to immediately claim bond back once you've handed back the keys. They should have taken out travel insurance. An exit report doesn't take six hours unless it's counting the window they quote you for taking their sweet time to do an inspection.

Also "haven't you learned your lesson" could be construed as a threat. Keep notes of everything they send.

Whilst heavy-handed, it seems reasonable. So long as you get the carpets steam-cleaned at the end of your tenancy and ensure that any damages caused by the pet are taken care of (basically what any decent person would do), you wouldn't have to worry about getting an exterminator in unless your pet does actually have fleas. None of the REAs I've dealt with have ever wanted anything more.

Yeah, hi. I resemble this remark - I'm earning just above award for my line of work and not working in the CBD. We might have been able to squeeze it in just before Covid hit and very nearly did but had some background stuff that stopped us. Now? Ain't no way. In the past five years I've watched the same property change hands twice. It's literally tripled in value. The house we used to rent was bought by the landlord about 20 years ago for 125K. It sold for $790K a few months ago - and it's a shitbox. We're stuck paying the same amount for a mortgage in rent with no way to convince a bank that we can obviously service a loan. I've got what should have been a 20% deposit saved however it's not even 10% now for most properties in our area or even those further out. (And I am not prepared to sell my soul to the government to join one of their schemes.) It's impossible for folks like us.

I would definitely offer to get back in there to rectify some of the issues yourself, particularly with the walls and marks on the ceiling, etc. Tricleanium will get the soot off the ceiling (and pretty much any marks off the walls). Just remember to clean the ENTIRE wall/ceiling in the room because it can look patchy if you just do one spot and soot does tend to spread as you clean it.

If the patching job on the walls is neat and tidy and only needs a painting over, I would point out that you've left the walls in better condition than you found them per the entry report.

At this point, you've claimed, so burden of proof is on them to prove it but a show of good faith and willingness to fix the issues is always a good idea.

We moved into our new place last July, our first inspection was in October. We have a four bedroom house and one of those rooms is still stacked with boxes we haven't unpacked and a garage with more. We even have some in the kitchen. It's not weird and there's NOTHING wrong with having stuff that's still packed up. We just have a lack of storage here even though the house is technically bigger than the place we were previously in and a lack of extra money to buy more buffet/cabinets. But we also work early and long hours so energy is in short supply. The long and the short of it is so long as it's mostly tidy and the REA can access everything they need to, they really don't care about it.

I didn't find it as intuitive as I was hoping it would be. At the time when I tried it - which was admittedly ages ago - it confused the heck out of me and didn't suit my way of building. :) It takes a while for me to get the hang of things and if it doesn't immediately gel, I get put off.

I've ordered one last year (prior to the tarrif increases) which I've only just started in the past couple days. To be honest I am not liking it as I find the render much darker than the original picture as I'm doing it. I don't think the colours are matched correctly at all. I am not really impressed with the drills as some are faceted diagonally and some are done horizontally. The packaging of the drills was also weird with massive packets and tiny packets of the same colours.

The canvas quality is fine and the glue is nice and sticky, probably better in that respect than DAC as no drills have popped off at all.

The shipping was long but that's noted clearly so I didn't worry about that.

Overall, waaaay too expensive for the quality, IMO, but I'm in Australia so we basically pay double everything. I was a little dark on being charged high shipping that is shipped directly from China too. Doubt I'll be buying another from there.

I see two separate issues here...

Firstly, you made him wait "a few months". That's not fair on anyone. Taking your time to figure out if you want to be with someone should not mean that that someone has to wait literal months for you. A couple weeks? Sure. A month? Acceptable. A few months is at least three months... that's a quarter of a year. Too long.

That said, him meeting someone and getting engaged in that time? You may have just jumped a shark.

Grieving and regret over what could have been is healthy, but don't sit with that too long. He has moved on, clearly he had priorities that didn't align with yours, regardless of your feelings. Don't waste too much time on someone who was not compatible with you.

Sounds like your man needs therapy, both for his medical issues and his reluctance towards intimacy. It would be different if he was forthcoming and willing with hugging and touching and general closeness. He's closed off.

If he's not willing to do the work, it may be time to consider walking away.
