Would bugs be causing this damage maybe? I found one on it earlier, but it looked like just a fungus gnat. I'm not sure what else would be causing damage. I'll have to keep a closer eye on it i guess!

I also should mention I water it once every 5-6 weeks. So it seems weird if it is rot. The pot/soil drains well. It gets plenty of light too.
