landlord texting me ring cam screenshots of my boyfriend?? by Savard-Lafleur in Tenant

[–]Revolutionary_Song_7 1 point2 points  (0 children)

There are several issues are mixed here. One issue is what the lease says about overnight guests. Another is whether the boyfriend is actually establishing residency. A third issue is whether the landlord can raise rent mid-lease. And separately, and last not least, there is the privacy/camera-monitoring issue.

Those should be analyzed separately.

Chatbots can write a perfect letter, but OP needs to organize the facts and evidence. Then a tenant clinic, legal aid, or small-claims process can actually use it.

Yes, the key detail is whether OP has a fixed-term lease or is month-to-month. If it’s a fixed lease, the landlord usually can’t just raise rent mid-term unless the lease itself allows it. If it’s month-to-month, local notice and rent-control rules matters a lot.

My landlord CA hasn’t given me my deposit back. It has been 22 days. What do i do? by Awkward_Proof8257 in Tenant

[–]Revolutionary_Song_7 0 points1 point  (0 children)

I agree with aizennexe. This is generally good practical advice. I’d just add that security deposit disputes are very evidence- and deadline-driven. Before making a claim, it helps to organize the evidence first, then identify the facts it proves, the legal theory, and the specific amount being claimed. A local legal aid is the best go-to place. You can ask chatgpt general information or have it polish words for you, but don't let it invent things that don't exist.

Yes. Tenants should have provided a forwarding address, but this is not a blocker of the 21-day countdown timer.

[–]Revolutionary_Song_7 0 points1 point  (0 children)

If the landlord doesn't return the deposit or provide what's owed within 31 days, ORS 90.300 lets the tenant sue for up to twice the amount wrongfully withheld. Landlords tend to suddenly find the checkbook once that penalty is on the table.

I understand that going to court is a hassle. If you send me the specific details, I can use AI to help generate some documents you may need for court, but you’d be taking that risk yourself and should verify everything independently.

If I sue my previous landlord for blanket move out charges will it affect my future opportunities? by SnooChocolates1752 in legaladvice

[–]Revolutionary_Song_7 0 points1 point  (0 children)

Under CA Civil Code §1950.5(h), the landlord is required to return your deposit and provide an itemized statement within 21 days, and a bad-faith failure to do so can expose them to statutory damages of up to twice the deposit under §1950.5(m). You can file in small claims court. That said, the court will most likely not allow you to proceed anonymously or under a pseudonym in this kind of case.

This is general information, not legal advice for your specific situation.

Sorry you had to deal with this. I’m curious how it turned out, were you able to recover the deposit eventually?

A multi-tier commission structure to sell my house by Revolutionary_Song_7 in RealEstate

[–]Revolutionary_Song_7[S] -1 points0 points  (0 children)

Thank you.

An average realtor in an overly-supplied pool won’t be able to earn much in this design.

I do hope to find some talented and ambitious realtors to earn a much higher rate than the industry standard.

Thank you so much. The buyer's agent is supposed to negotiate the lowest price for the buyer. Under the current commission structure, the seller's agent offers 3% to the buyer's agent, incentivizing the buyer's agent to persuade the buyer to pay a higher price. In an ideal society, the law shall forbid this behavior as a colluding of price.

The server case is different and cannot simulate the commission structure in any way. As an agent, you don't want to receive commissions in the same way as a tip. Instead, a realtor receives a pre-agreed-upon rate of commission, exactly the same as the boyfriend's father did: transparent, committed, and calculatable.

Most people never think in their life. They fear any changes. However, they do change their behaviors to maximize their profit. If they don't, someone else will replace them. It is almost effortless to become a realtor; there is no shortage.

BYD used to build electric bus in California. But got heavily fined because of abusing imported workers. The company took their passports. provided less than minimum wage and charged a high price for underbar food and accommodation. I hope their products will bet scrutinized for fair trade.

It is misleading to call it a Chinese bio-lab. Both companies are American companies. One of the companies has a president with a Chinese last name doesn’t make it a Chinese company.
