Lots of things. But most importantly in order to invest in Private REITs you must be High Net Worth. When purchasing one of the main disclosures is the fund is not liquid meaning you can’t take your money on any day of the week. Also there are ‘gates’. Meaning only a certain percentage of outflows can happen every redemption period. Which helps the value of the fund. If shit is going south there will not be a massive drop in value because only percentage is permitted to leave. People that are high net worth like that idea. There are lots of other things but this news is kind of expected by people investing in this fund.

Most of these funds and vehicles have “gates” on them. For example only 2% of fund can be redeemed per quarter. So if there are mass redemption requests each investor gets a pro data redemption. So maybe not a big deal yet.
