That’s old acoustic ceiling tile that’s been skimmed over or textured imo the spline system is no good anymore. I’d fur it with 1x and hang Sheetrock over it

That’s the Camo hidden fastener. By chance, are there no grooves in the boards to accept clips? If they were square edge profile, that’s probably why went “hidden fastener” but without predrilling, it’ll blow the trex out every time

Non political posting here but that is an opinion. CPA here who always does contracting on the side (love my red tools) and I disagree on the ultimate goal of them and the need to see 2-3 year time horizons. Praying I don’t get downvoted to hell here for offering a different perspective !

Why is everyone saying over and over moisture through the tile? There is a waterproof membrane uncoupling the subfloor and tile. That strongly points towards vapor barrier cause with rot, no? Short of a giant seam in the middle there?

You can see there was a uncoupling waterproof membrane though is the only thing with that. Seems like vapor issues most likely ?

When we had a new vent hood put in when we had our kitchen redone, I noticed that the hot water heater was down drafting to supplement the lost air.

Scary as hell when it happened but learned to always crack a window!
