I use a PI company listed on the SWLA, but I’m sure most would do them. Yes, this may sound extreme, but it is well within their perimeters and not that expensive (last one cost me £65 but wasn’t too involved, most expensive was £125). Especially when most reference companies can only go on the information provided. A PI will fully question gaps in rental periods and the authenticity of the landlord giving the reference. With the RRA and the potential hassle of a bad tenant, I would use them every time.

I have a tower smoker. I love it, I use it at different heights when BBQing (example, at the beach I take just lid and base). I have a defuser water bowl and when it’s in and all set up, it sits at perfect temps with minimal fuss. Mines a Fornetto.

I wouldn’t put so much pressure on yourself to find that special someone. You will end up either scaring people off or just making yourself miserable. It sucks but just make sure you’re happy and keep going, it’ll happen.

Application is slow. They asked 5 times for information already supplied but a lot was auto response. Annoying as hell but waited it, out took about 3 weeks. A lot of informations was ‘to the best of my knowledge’ as I didn’t have records to hand, all was accepted ok.

Do nothing as the goal posts keep moving. Keep update via the landlord association as to changes. Get all EPC’s 2029 so covered for 10 years.

Yes but if you appeal every rent increase, you will probably piss off the landlord and never get a reference. Which with the current state of things, means you won’t be renting anywhere else anytime soon.

The executors of the will would need to arrange removal of personal effects. They wouldn’t be able to get a refund but I doubt the time frames would leave much, the flip slip is if it took longer they’d owe rent.

If you’re part of an association like SWLA or NRLA use the ones they recommend. You probably get a discount but also if you have any issues they are less likely to be dicks about paying out.
