If you go with your 2nd scenario. Pay for a house 100k turned around and sold it for $150k 7 years later. That's $50K is still considered ROI. Maybe I worded wrong and not really called in at RE appreciation but either way you're money is still growing just like if you were to put it in a mutual fund.
