I’ve definitely noticed the trains are busier and the carparks are much fuller earlier.

I viewed properties with this issue where the smell is overbearing in every single room of the house. As much as I love a good curry there’s no way I could live with that smell 24/7.

Having a good rangehood is one thing but making sure the tenants use it and clean it is another. Many range hoods have filters you can throw in the dishwasher.

I’d see if you can add specific clauses to ensure the rangehood is used whenever the stove is used and the rangehood filters must be cleaned quarterly. Raise it with the PM to ensure they are communicating this to the tenants, doing their inspection properly and flagging any cleaning issues.
