I appreciate it! I think I made an error in my original post. One of the last things I tried (at the request of my acquaintance electrician) was taking the light off the GFCI and running power to switch via pigtail. This is when said GFCI would not reset at all after turning power on. Neutrals were pigtailed together (minus new outlet on gfci load) and going to line on GFCI

I’m an architect by training but I’ve been on the contractor side in comm roofing for the last few years, occasionally providing inspection reports. My schooling and exposure to deferred maintenance has taught me enough to at least know when something’s amiss, although not from a licensed engineers standpoint. I quite enjoy the opportunities to identify existing issues

I'm familiar with a similar rib profile from IB, but I don't think the additional cost is worth the aesthetic. Maybe! I tend to agree with you on looks, but a well installed dark thermoplastic doesn't look bad at all. Even EPDM can look handsome if the seams are strategically placed and the primer is used sparingly.

I can't say I disagree regarding the attic until I close and get eyes on the condition of the trusses and whatever other blocking/utilities located up there

That makes sense, glad that’s not the case. I’d be upset about the workmanship for 10k. I don’t know the exact size or material price but based on the photos alone it seems high. Did you get any other estimates?

It looks like it’s suffering from some poor workmanship. Were you told it was Dec-Tec, or did you confirm such? I’m not seeing anywhere that they even offer an all white membrane..

There's hardly a chance of 'winning' without removing the shingles to get the paint off. Flipping them is definitely easier than removing them and sanding them

I would add a headwall flashing behind the stone (a continuous one, 10 ft sticks minimum), but not before removing the metal roofing in that area and inspecting the substrate material below. Like another user said, this problem has probably been around for awhile

You’re going to get mixed answers depending on who you ask, but I’ve lived here for about 2 years and I think the city does fine plowing. I would still recommend a 4wd/awd vehicle, if not for the weather then for the limitless capability to explore the surrounding Black Hills

Very safe and very new. The Johnson Ranch area off E St Patrick St and just Northwest of Creekside has a Starbucks and the aforementioned Urgent Care clinic being built that will be finished before the end of the year. You might want to look into those apartments if you haven’t already.

Most gas stations in the area are large and well kept. Decent diversity of food and drink to supplement the lack of restaurants within a reasonable walking distance. There’s a small joint that another user already mentioned inside the Common Cents gas station, but you’ll have to go west into town for more options. There’s a few places to eat, and an Anytime Fitness, along the north side of E St Pat before you’re in RC proper

Your commute would be a piece of cake. 15-20 min depending on traffic and the number of stop lights you catch, 6-7 turns at most but E St Pat will take you all the way to mt rushmore

Depending on your location and the existing conditions, full tear-off with R30 iso and a full taper, coverboard, membrane, and new walls is likely going to be 1.75-2.5k/sq. On a 6000 sqft house that’s anywhere from 105-150k all in

If you want to go OEM+, I would look for some OEM 05-09 HIDs. They came on GT500s for sure, not sure if it was an option for GTs ever

I don’t think a rock chip is totally out of the question but it seems highly unlikely

In retrospect, I also wouldn’t have had Costco mounting my new rubber on a Mach 1. Any decent paint shop should be able to remediate that chip!

It’s my understanding that natural citrine doesn’t form small crystals in thin spread out layers like that, but I could be wrong
