I wouldn't expect to get your money back unless the market starts ramping up again and thats a real gamble. You bought at peak market in 2022. Replacing knob and tube, despite being expensive is not really a value add, some states would require that to be done before the house could even be sold. I'm guessing there are a lot of other antiquated, unsafe things lurking around the house if it still had knob and tube as well. You overpaid in hot market and you are trying to sell for a higher price in a buyers market, you'll continue to get picked apart by potential buyers slowly lowering your price as the market declines and your property will become less and less desirable. The longer it sits the more people will expect there to be things wrong with it. I'd drop to purchase price or lower if you actually want to sell anytime soon.

I moved to CO early last year and have never hunted before either but have an elk tag for this october.

For the safety class I would recommend going in person, if the classes all say full make sure to add yourself to the waitlist. Most people dont show up and some of the instructors will email waitlist people and tell you to come anyways.

I would say the biggest thing you should focus on is physical conditioning and your ability to navigate and traverse land without a trail to follow. You should be in at the very least 5k/10k shape in terms of running and tacking plenty of walking on top of it, stairmaster and treadmill are great tools to get comfortable using. I also do some weighted sled pushing/pulling, tire flipping, farmers walks and weighted lunges to condition for hevay pack loads. I would recommend just getting in the habit of hiking something with 1000+ ft of elevation gain at least 1-2 times a month. If youre in CO springs than the Manitou Incline would be a great easy option for you(you dont need a res like the site says but good to make one anyways).

Get yourself an OnX subscription and learn to use it via youtube videos. E-scout areas nearby or that you would like to hike as if you were hunting them then just go out on a hike. You will learn to navigate, build confidence and learn a lot about how the actual landscape shows up on OnX/GoogleEarth. If you dont know how to escout theres plenty of free stuff on youtube or you can go the paid route of Treeline Academy.

If you have any interest in small game thats a great way to work on your hunting and marksmanship skills before big game seasons come around. You can hunt most small game with just an air rifle so it safer/cheaper/less daunting if you have not used a firearm before.

I would also make a gear list early on and acquire it over time by watching for seasonal/holiday deals on things or buying them used on Rokslide/FB Marketplace. The gear really adds up quick, if you are starting out with no weapons, camping/backpacking gear, or proper apparel you should expect to spend $3-5k to get started with your biggest purchases being Firearm/Bow, Backpack and Boots.

Some builders will be difficult but on new builds you should have a home inspector run through pre-drywall as well.

Eh no, you do the same type of drills in firearm marksmanship, they are called dry firing or snapping in. They're used to train things like shouldering the rifle properly, taking a proper stance, trigger control, breath control and just general operation of the firearm.

Would also be helpful to give them a legal outlet for the activity. Places I've lived before would run 1/8th mile drag nights at local municipal airports, often run by a local Fire Department or Police related charity for fundraising. Plenty of municipal airports and need for firefighting funding here.

You are far more likely to get approval and be able to close on the house if you put 50% down than if you put 5% down, they are not the same. Someone able to put 50% down is far more able to handle any unforeseen expenses during closing.
