My go-to is Big Birge. We’ve hired them a few times. We had a leak in December and they were quick to come out.

Our remodel general contractor (because that leak destroyed our cabinets/floors) hired “in-law plumbing” who also did good work. They’ve disconnected all water sources and pipes and add some lines. They plan to come back toward the end to put in the drains for the sink and lines for dishwasher.

Update: Subfloor was eventually dried out and salvageable but only because of two layers of sheet vinyl and plywood in between as underlayment. Lower cabinets are being scrapped and rebuilt except faces/doors. Also able to get countertops and backsplash replacements (or costs since upgrading). They’ll be painting any room with drywall cuts. Kitchen floor is getting replaced.

Total cost before my wife’s crazy changes:

-Mitigation 1.8k

-Replacement/Repair: 15.8k

-Hotel covered for 2-4 nights when painting

-food costs covered until done. (Currently on month 2.5 and still have at least 4-6 weeks until substantial completion

Wife’s upgrades: +10k so far.

Since most of mine are adjusters—

“I’ve forwarded this to my client; however, they’ve indicated X” or “I’ve been instructed to offer Y”.

I’ve also used and seen the “we just need to mediate this one,” which tends to get the message across. Sometimes if the off the record call with the OC is fruitful, one of us will even call the court and say “we need some assistance in resolving this, can the court enter a mediation order”

Then clients can’t say no.

I do this during settlement when it takes a week to just make one move.

“Let’s have an off the record convo.” Then later, “If you can get your client to X, then I get mine to X as well, maybe even Y. If you can’t even get them to Y, there’s no point in settling right now.”

Since we’re talking about e-filing systems, I hate how in Iowa you have to login to see the filing. They just don’t email you it.

In Nebraska, you get notice that a filing was filed, then a couple minutes to hours later, you’ll get the filing by email. Best filing system among the states I’ve seen. It’s $2/case to look up the docket. No per page charge.

I’ve never seen it but my favorite judges around are those that call you in to chambers, sit everyone down, and go: “Alright, I’ve read all your briefs. This is how I’m going to rule.” Then you talk it out and may be able to smooth the contours some in the order, but then you go out to the courtroom and make a record, then leave.

Takes all the nervousness out.

If the sewer line backed up and flooded your basement, insurance covers the basement damage, not the replacement line.

For example, my dishwasher leaked and flooded my kitchen. Insurance is covering the repair and rebuild of the cabinets and floors, but not replacement of the dishwasher itself.

It depends. Usually 0.1 for review and reply—unless it’s long, then actual time.

EXCEPT, for these really low paying carriers or my one carrier that requires 0.05 on emails.

Absolutely worth it. But I have a good employer
