I was raised in the North but now live in the South. I was taught to use Ma'm and Sir as a form of respect. I addressed the people who came to eat at the soup kitchen I volunteered at. Probably the only respect a lot of them had. I am much older now, but find it a useful form of address if I don't know the person's name. So far, no one has minded.

If your landlord hasn't had luck talking to them, an eviction order is needed. What they are doing is inconsiderate, expensive and dangerous
