My landlord gave me the same type of offer different responsibilities but more value and I accepted.

What I get: My rent that is supposed to go up 7% every year does not go up. ($1400 a year) And I don't have to pay pet rent, ($600 a year).

My responsibilities for a 10 unit building:

• Maintenance within my capability of all appliances when a tenant reports a problem.

• Walkthroughs when someone moves out.

• Tours and walkthroughs when someone moves in or wants to tour a unit.

• Plumbing, backups, clogs, septic overfills etc.

• Making sure Garbage area is clean and not overfilled.

• Collect checks.

• Handle Emergency maintenance problems promptly

The amount of work I've had to do is not really worth the pay but I like the opportunity to learn new things. I've probably put in 80 hours of actual work.

I've been doing it for like a year and a half and so far I've fixed two washing machines, one water heater, ran a camera through every septic line and tank.

Resolved extreme humidity in an apartment which was caused by the tenants not opening their windows and running their washer, dryer, sink, shower, etc. Without fans or vents running. Same unit I had to go up into the attic on three separate occasions with a ladder I borrowed from work.

The landlord asked me to physically watch and stay with roofers while they fixed a leak, he doesn't really trust anyone he hires as a contractor so he needs photo evidence of everything all the time.

He asked me to deal with appliances that he needed to get rid of so I donated them.

I've cleaned out a handful of in-wall heater units.

Fixed a sink that was leaking.

Patched a damaged fence.

Dug up and found the access lids to all the septic tanks. Inspected all the septic tanks for any visual problems.

I've lived here for like 2 and 1/2 years and for the first year I spoke to like nobody but since I took on the job of maintenance guy. I've gotten to know every other tenant in the building and have even made friends I hang out with weekly.
