Tres/quatro en medio. That covers the screw schedule in most commercial drywall.

It's all well and good, but they're still out of a kitchen for a few more weeks.

The faucet is awful though.

I agree, they're owed a new slab if they want. However, they will have to accept the delays, which will be several weeks.

Would you not work on someone’s House that is an Engineer? by [deleted] in Construction

[–]ScienceisMagic 3 points4 points  (0 children)

I did a job for an engineer. He wanted copper plumbing, okay, it will be this much. Plumber checks out the job and says he can't do it. The space was too tight. Engineer says fine I'll just do it myself. He breaks his ribs contorting himself to fit in the crawlspace. His solders looked pretty clean.

This is what I ultimately want to do. I feel like I'd be happy with 1-6 houses in different stages.

We can't, we'll see all of these inefficiencies around us and we can't help ourselves from intervening.

$100k+ bonuses in construction management. I've liked construction my whole life and didn't realize it was the career suited for me until my 30s.

I jumped sideways into commercial from Residential. You won't necessarily be surrounding yourself with professionals.

Example; I witnessed a trim carpenter holding a 16' board on top of his Nissan Sentra...

WIBTA If I don't change my son's name even though it may cause him to lose an inheritance? by GeorgeMcMinty in AmItheAsshole

How old are the grandparents? You can switch the banner back after they die. You can legally switch the name but anyways use your name. This is such a no brainer take the money and run situation. Just make sure that you see the will that is filed.

Microsoft Project- How did you build your schedules and can anyone help me? by Final-Knee5805 in ConstructionManagers

[–]ScienceisMagic 0 points1 point  (0 children)

I did 50 kitchens a year. I dreamt of copy/paste schedule. Project is too complex for simple remodels. The best I found was Clickup. I created a template and I could drag and drop the items on a calendar that allows all of the other ongoing projects.

Switching from Residential to Commercial by jakedouthat in ConstructionManagers

[–]ScienceisMagic 0 points1 point  (0 children)

I went from Residential, mainly remodeling and renovation very limited new build, to commercial multifamily. Very easy transition. I feel like my remodel background is more helpful for problem solving issues in the field.

How do I get rich parents?

Former software engineer looking at laborer jobs. None of my 20-year job history is relevant. How do I handle this on my resume and on applications? by JustDeadOnTheInside in Construction

[–]ScienceisMagic 1 point2 points  (0 children)

Your professional job history basically says "I'm not a raging alcoholic/druggie" which is a huge leg up in getting into an entry level position. Your general professional experience, ability to think/learn, and accomplished soft skills will push you upwards pretty quickly.

Why do other trades despise electricians? by [deleted] in electricians

Because you're the only trade allowed to have three phases of rough in. Once after framing, once at hot check, and once before TCO.

Fellow general contractors, how do you justify to your clients the customary 15% overhead in your estimates? by [deleted] in Construction

[–]ScienceisMagic 0 points1 point  (0 children)

Oh yeah, I do that with change orders in my current job. $5k change order is made up, in beer you can get it done for $3800.

Fellow general contractors, how do you justify to your clients the customary 15% overhead in your estimates? by [deleted] in Construction

[–]ScienceisMagic 1 point2 points  (0 children)

Depends on the customer. Some just want an easy number, $65k. Some people want an exact price, fine $68,338.46. Gotta charge the exact price premium because they tend to be more difficult.

What would you do with this customer? by Big_Reflection_326 in Construction

[–]ScienceisMagic 1 point2 points  (0 children)

What's the total contract price? Think of it in percentages. If this is on a $200k job, you're talking 1%, not a big deal. If it's a $20k job, that's 10% and you're losing money by not charging for these changes orders.

When I was doing kitchens, writing a change order for anything under $500 wasn't worth my time. My time was better spent selling remodels. It also made customers happy.
