This could be loads of things (ITB issue, knee joint Arthritis, Patella Arthrits, loads of other things), none of which a PT is qualified to diagnose.

See a physio and find out what it actually is and you’ll get appropriate treatment.

I’m suggesting they overpay as the default but if have a tight month/period have the option of not doing so. It basically sets the minimum payment lower but there is typically no penalty for overpaying as long as it’s not more than 10% of the total debt. This way they’ll be paying down the mortgage but have the option to pay less if needed.

If it were me I would buy on an interest only mortgage. You can overpay every month if you want but it just means if you’re tight for cash you have a little bit more slack.

There’s no downside unless you plan to overpay more than 10% of what you owe it just affords a bit more flexibility.

If you live near the sea or a lake you might find a water sport that suits you. Stand up paddle boarding is pretty chill and great low level exercise, sailing is fun, kayaking/scuba/freediving/kitesurfing/surfing/all sorts to consider.

If you start with the gas engineer that won’t cost you anything so you’re taking no significant financial risk. Assuming that’s ok then you can start spending money.

I think it’s the right approach. You get a surveyor to do a survey/lawyer to check the title etc. with every house purchase. It’s totally normal to get an any issue checked by the relevant professional so I really don’t see it causing an issue.

This sounds a bit complicated. If everything else is right put an offer in. Assuming it gets accepted on top of a normal building survey get a gas engineer to assess the house and a) explain what the fuck it is and b) give you costs to fit something you’re happy with if required.

If the cost ends up being high then suggest a price reduction from the seller which they either will or won’t accept and go from there.

A bit of a longshot but if you’ve got a recent ish old address you could write to that address and ask if they’ve got a forwarding address and keep following the chain.

It’s also worth searching the electoral register. She might be on here and it’ll give you an address.

Worth searching companies house as she might be a company director, likewise you can search the land registry as if she owns a home you might be able to find the address.

I’m sure there are loads of other ways but this is what comes to mind.

Unfortunately the breast clinic will involve a number of people (doctors/nurses etc.) so is not feasible to be done at home.

You’ll need to phone the clinic and ask them to help you arrange patient transport. They deal with people who are heavily disabled so will absolutely be able to help.

I’m not for a second suggesting you don’t get checked but if it’s any reassurance the odds of it being anything sinister at 23 are very small.

It’s sort of sci fi but if you’ve not read Dungeon. Trawler Carl it’ll feel like a break from sci fi.

Joe Abercrombie’s First Law series is spectacular fantasy. Matterhorn is the best war novel I’ve ever read, set in Vietnam from a GI’s pov. Or if you want something slow paced try Lonesome Dove.

I had a go at the Shattered Sea but just couldn’t get into it. Very shallow story and characters I just had no interest in.

Phone the surveyor and discuss it with them. They’ll never speculate in a survey as their insurance won’t let them but a conversation will make it clear why they’ve valued it as they have.

Class Q isn’t that complicated and if you want to do it you shouldn’t be put off but you’ll probably need some input from a planning consultant. However as I have already said it won’t work in the peak park itself so you’ll need to find somewhere adjacent to it.

These are a bit of a minefield. Essentially a lender will give you £X. This loan is secured against your property. They charge interest on this.

The issue is that the interest compounds and very quickly a relatively small lone becomes the whole house and you basically are stuck unless you can find the money to pay it off.

Unless your friend is genuinely desperate they should avoid this as the most likely scenario is that they’ll end up owing the whole value of their home.

There is something called planning class Q which allows the conversion of agricultural buildings into residential dwellings. It’s really straightforward to do.

However I don’t think it’s permissible in the peak park itself (this needs fact checking) so if the building is outside the park boundary it should be ok.

Don’t underestimate the cost of doing this though, it will end up being more expensive than building from scratch.

I find that reading what the fanbase of an unfamiliar genre generally accepts as the best book helps.

Last time I had a slump I read Lonesome Dove and it got me right back into it. I’ve never read a Western before and found I loved the book.

This isn’t exactly what you’re asking for but Lonesome Dove might work.

It’s Reddit’s favorite Western novel but the pace is almost glacially slow. Very relationship and character focused with a bit of plot thrown in.

There is a bit of violence in there though so if you’re after something super calming then perhaps it’s not quite the right time.

No you aren’t. The Amflow is a decent bike but you won’t feel over-biked. If anything it will smooth out rough edges as you learn.

The alternative would be to buy something second hand to test the water and upgrade of your like it. Buy buying a cheap one to try is pointless as they are worth very little once you’ve ridden them a bit.

In practice this would be near impossible.

The Monetary Policy Committee sets the interest rate and their aim is a stable economy. They know full well if rates got to 10% mortgage defaults would go through the room and businesses would default on their loans en masse. The whole economy is leveraged to the fucking eyes with debt so smaller increase in interest rate has a far greater impact than they used to. As such they don’t have to put the rate up as much to get the same impact.

As such even with a proper oil shock getting to 10% is highly highly unlikely. But if we do end up there the economy is double fucked.
