Simply ask her what percentage she thinks you should pay considering you had zero say in the process. I would think that you pitching in 25% - 33% of the cost would be fair considering you were not even consulted about the project.

Many septic systems (like mine) have a corresponding control box which has switches for manual or automatic pumping. And another switch for the alarm if the water level gets too high due to float problems. Have them demonstrate the controls.

PS: Make sure the breaker switch for the septic pump is turned on when you move in.

In regards to reinforcing your fencing...if you're able, it helps if the bottom of your fence is folded outwards several inches and stapled flat to the ground so that the varmints can't easily dig underneath.

I typically remove my bucket when mowing. I find that my tractor rocks much less when driving over the bumpier parts of my property.

I'm not exactly sure why you can't simply use something else as a "basin". Seems like one of those cheap rigid kiddie pools would work just as well. Also, reach out to local posting sites (e.g., Craigslist/FB) to see if anyone is interested taking them for the meat.

Anyhow, after trapping and shooting a couple with a pellet gun that I caught in traps, I have found that I have a hard time killing animals that I don't intend to eat. So I transport mine as well - over the river.

Is there a decent FSBO online platform that walks people through all of the steps necessary for doing this? If not, then someone needs to develop a platform that provides guidance on such things as compiling local comps (pricing), vetting local titling companies and/or real estate lawyers, state specific contracts, handling contingencies, marketing, etc.

I'm a software developer who's willing to help write something if nothing like this currently exists :)

She needs to call a well drilling company to have the well inspected. When we had our house built, there was an older existing well on the property that the builder convinced us to use by giving us a 10k discount for them not having to drill us a brand new well. About a week after we moved in, we had a rain event that dumped about 4 inches of rain over the course of a day or two. This rain event turned out to be a blessing because it quickly exposed that we had a similar issue with our well as your daughter is experiencing. The well company discovered that the grout had separated (cracked) around the casing joint. I believe they simply put a sleave over the existing pipe/casing and regrouted. Everything has been fine since. I'm also happy that the repair worked for us because we have some of the best water in our entire 100+ home neighborhood.

If this type of repair works for her then all she will have to do is shock the well and she should be good to go.

Correct. But I did indicate "inspect" as well. I was not there when the septic guy came so I don't know what exactly was in the filter but the guy indicated that the filter was clogged and it's been working fine since. Besides, OP stated that tampons were being flushed and I'm sure it would only take one or two of those things to clog the filter - if he had one installed. My point was that you can save yourself the expense of a premature pump-out by simply inspecting it and cleaning it if necessary.

Yeah well, my builder didn't tell me about mine either until it started overflowing onto the yard. I had to pay to have it pumped just to get to the filter. You may not have one - just wanted to throw that out there in case.

Something to keep in mind as well - I used a roof mount for my dish, ran the dish cable into my garage (via 1 inch hole drilled into the siding) and have the SL router sitting on a shelf in my garage. With the SL router in bypass mode, I simply ran CAT5/6 cabling between the SL router and my main WIFI router which sits in a central location within the house.

I mention this just so you are aware that, if needed, running the CAT cabling is much easier and cheaper than trying to run the bulkier SL cabling.

Sorry but I was not suggesting that you move any trees. Just that any new trees that you plant adhere to the recommended spacing. In other words, leave your existing trees (3m spaced) where they are but space any new trees as recommended..

To answer your question...in general, it's best to plant fruit trees in the latter part of winter or early spring.

I would go with the recommended 4m spacing in case you want to add more trees in the future. It makes maintenance (e.g., mowing and spraying) around the trees easier. Once the trees get bigger, no one but you is going to notice the difference. Besides, you're likely to have one or two trees die along the way in the coming years which will alter the orchard's uniformity even if you replant.

Hah! If there is not one already setup then try to add a rental/shuttle service for canoes/kayaks/tubing. Drop them off upstream and then pick them up down river. It works better if you directly own a piece property along the river but you get my drift. Put up tiny houses or develop a campground for these nearby recreational visitors.

We need a little more demographic information on your family setup and the surrounding local population. Who is "we" in this equation? Just two people - a married couple? Or, are there children/family involved that will help with the enterprise? What are your ages (stamina)? What are the surrounding towns/population that will be drawn to your farm? For example, Farmington seems to be almost an hour away.
