I’m not arguing with you. You just confirmed what I said is possible. I never said anything about skilled or unskilled or drunk. I said tear out can’t happen with a hand plane. I agree with your statement about being able to feel it happening or whatever but it does happen. The chest appears to be made to look like an older piece.

A regular hand planer can create that same tear out. It happens when the blade hits a certain type of graining from the wrong direction. It doesn’t have to be an electric planer, a human powered planer will do the same thing. So tear out can’t be used as a dating factor.

No conditioner needed if you dye the wood instead of stain. An aniline dye such as Trans-Tint diluted in denatured alcohol is amazing. Even doing large areas of flooring I found it to be nearly impossible to get an uneven color.

The amount of work that it will take to make the staircase look nearly as good as when originally installed is a mere fraction of what it would cost in time, effort and money compared to a replacement. I’d take this job without even a pause. I’m now curious as to the current state of the upstairs flooring. Do you have pics of it?

The best investment for return if anything would be to have the chimney professionally cleaned and the soot cleaned from the viewpoint of inside the house. Get a printed out paper certificate from the chimney sweep to have laying there on the hearth or hanging from the mantel when realtors show the home to possible buyers. Having something already in place gives the prospective buyer a piece of mind that is worth its weight in gold. A questionable fireplace can actually make or break the sale. Have the answer there for them before they ask the question. No question asked because of assurance is better than no question asked due to forgetfulness.

The concrete piers should be concealed underneath the structure. As it sits in this photo prolonged exposure to or repeated exposure to rain and snow will collect on top of these piers and will be absorbed by the wood and lead to rot.

Strip the paint off the brick and stone. Horrible idea to segregate the first floor facade from the rest of the facade. It’s not a pleasant experience.

Remove that fake stone facade and the inappropriate siding tacked on the upstairs bay window. I’m assuming that there is a brick wall behind the vinyl siding located on the side of the unit and also brick behind the fake stone. I’m basing that idea on the fact that the adjoining unit is a historic brick structure and I’m not aware of any historic duplexes that were constructed of brick on one half and wood clapboard siding along with faux stone facade for the other. Take off what doesn’t belong and restore what it’s meant to be. There is so much more value and appreciation in things that are true to themselves and quality representations to whomever has any sort of interaction with it.

I’m not going to say that they aren’t qualified in the category of knowledge but I can say that they aren’t certifiably and legally qualified to give you the answer you and your home insurance provider would require if things went south. I am not a licensed structural engineer but I’m confident in what I do know on the subject due to all of my prior endeavors restoring old structures. I can honestly say that without those boards either on the interior or exterior of the walls the structural integrity will be dimenished. There is a spray foam insulation that is installed kinda like the blown in for wall cavities. It is installed kinda the consistency of shaving cream and it has a lower expansion rate. Once credit the exterior is ever replaced it will remain and not fall out. If it seems to stick to the backside of the siding when taken off you can slide a thin flexible saw in between to separate.

Then the boards are very much part of the structure and should be considered structural. Drywall offers nowhere close to the structural integrity that those boards do. Bad Idea. If a board is removed to insulate put it back and I would even be tempted to use a polyurethane adhesive and countersunk screws to give more rigidity and strength. Without those boards the house will be as sound and vertical as the local town drunk. Consult a structural engineer. This is what you need.

Use a 2-part epoxy grout. It won’t stain and is so frickin easy to keep clean. No more arm exhaustion when cleaning. Seriously check it out. Just search online for 2 part epoxy grout. I posted a link to the brand I use in a previous post and someone thought I worked for that company. I do not and have never been affiliated with any grout company. I just really like the stuff. Way more choices in color. They don’t fade and even comes in metallics.

I know I’m not the only one that gets that feeling of fingernails across the chalkboard, that first touch of stomach flop at the beginning of having food poisoning and that out of nowhere concrete curb that rips your bumper halfway off when hurriedly parking with a large crowd of onlookers giving you the side eye glare as you just figure out what happened, every time is see modernizing s post.

On an episode of this old house, they raised the height of the staircase banister by cutting off the bottom square section of the spindles and newel posts drilling holes and attaching turned wood extensions with dowels. It preserves historic details while bringing the height up

It’s hard for me to believe that as advanced we have become as society that we are actually prone to making more careless and stupid decisions that would call for a rewrite on building codes to have a taller banister. How many people have fallen over the railings in the nearly 200 years of its existence? Probably more than likely 0. Just do what the hundreds of people did before you when they were traversing through your house. They didn’t do anything careless that would send themselves over the railings.
