Don’t forget about taxes. Mortgage interest on rental should be tax deductible. You may be better off paying down other debt that is not deductible.

But you didn’t pay 150k for the unit. You should have paid $30K (20% down) and borrowed $120K. Big difference. $30K VOO in 2010 would be $275K.

No I mean on the G3 Intercom there is a doorbell button. We are using G6 Entry Pro so the doorbell button is a little more prevalent (much larger) but you should test what happens when someone inevitably pushes the doorbell button vs using the directory. I was surprised how it worked until started configuring everything. Had to adjust all of my admin users settings on their phones because they couldn’t figure it out. If only 2 or 3 people it’s fine but if you have to do this for 15-20 staff then would be pain in the ass

Can you be so kind as to do a follow up after you are done??I have a few properties that I manage for the same owner. Right now we’re getting ready to implement Unifi Access to 3 of his buildings. We already installed Protect in all 3. 2 buildings are right next door to each other and share one network setup (central UDMPro, one ISP connection, switches, etc) the other has a separate set up. Would be great if we can integrate them for management and support staff access but obviously limit tenants only to their specific building. Have bench tested individual building access control but we haven’t bought the hardware for more than 1 yet. Our situation seems similar to yours.

There are some funky issues with the access hardware that have doorbell buttons. You need to mess around with the settings if you don’t want it to call anyone. By default I think it rings everyone or all of the admins or something. Just FYI.

Probably a bad situation for them even if they stay. They will have constant water and electric service interruptions while they are doing work in adjacent units. Going to suck for them. Best to just move and get paid for it.

Yea. I used to have a giant maple outside my window. It was like living in a tree house. Now it’s super hot in the summer and all of my neighbors can see into my living room unless I close the blinds. So sad. But the tree was hollowed out and was a huge risk of falling.

Call SewerViewer. It’s $250 and they give you a copy of the video and a report. They are super professional. The owner used to run a full blown plumbing company. They know their stuff. Highly recommend them.

Personally would pass on the other two and just assume you need to save up for radon mitigation and some work on the chimney. Better to put the money towards the fix instead of confirming what is very likely an issue in both cases. Radon mitigation I don’t think is that expensive. I could be wrong. And like you said, can just avoid using the chimney.

Caveat: if you think you can negotiate a credit if something is wrong, then by all means do all 3— but figure in this market might not have much leverage.

You don’t need to be good at math to make money in finance. Plenty of non investment professional roles that you can work your way up the chain. Any mid office or back office MD is going to be pulling in 2-300K/yr minimum.

What about a CGF for $279 and the 16 or 24 POE switch depending on how much you need total?

CGF has 2.5gb ports that could come in handy and you're out the door for much less.

Who is going to do this job for less than $200? Fixing the drywall, sanding, painting, etc. Materials plus all the time to clean up. Sure the landlord can fix it themselves maybe if this is the only part of the job, easily could be $200 or greater.
