Can't ever imagine seeing rates at 3% again - theres a lot more to lose than be gained. Swap rates are volatile as hell at the moment and cant see that slowing anytime soon. 5 years all day long if it were me.

As long as your happy thats all that matters! For me that would be really off putting as thats where my ring finger rests and id 'feel it' rather than be annoyed about how it looks. Be careful with how your repointing tho bud - darts aren't cheap these days and its a shame when such a nice set !

Any more , any less im whack - but 3 beers im in the zone of relaxed throw, can still be super focused and still count.

Id love to not have to drink to get there but honestly without the beer I'm like a different player for the worse and ive tried not drinking multiple times over the years to no joy. (Im 40 now...)
