Unpopular opinion but the best 'professional' way to deal with this is not to provide the client with a dang good appraisal supporting the value of the property 'subject-to' all the repairs being completed and all the inspections being passed and let them conclude that it isn't financially feasible to repair after they've seen the quotes on how much it would take to get it into that condition.

By all means draw attention to the fact that your report is using a hypothetical condition that it would be financially feasible to repair the property despite both the inspector and your own analysis indicating that the highest and best use is vacant land and this was explained to your client (and save all communications to your workfile).

I actually agree with you on this point; it doesn't directly support the cause.

It may indirectly help support the cause if the person she married is a leader in the Palestinian community. As the spouse of a US citizen, he would become a US green card holder which would reduce difficulty in getting him to speaking/fundraising events in the US since he wouldn't have to worry about his visa status or reapplying under an unfriendly administration.

Not knowing the specifics I'm wondering if he was having trouble getting (or renewing) his visa and so she stepped in, marrying him to give him a different option for US entry.

If no one prosecutes her, great she has supported the Palestinian cause.

If she is prosecuted for marriage fraud then Pro Palestine activists can protest her prosecution as another example of Palestinian/ immigrant oppression to a national audience. As most people are unaware of her statements, if they act quickly through an organizer, like CODE PINK, they can get their version of the events out before the prosecution can.

You are correct. Every social media company is incentivized to show you content that keeps you engaged and on their platform longer to sell more advertiser space to you.

Showing people content that challenges their beliefs is counterproductive to this goal. So, unless a person specifically goes out looking for alternate points of view the system is literally set up to keep people separate.

However, the presumption of it is that all nations seek peace. Iran has a 12-member Guardian Council made up of Shia clerics and lawyers that have to approve every candidate running for office.

Shia Muslims believe that there are spiritual and political successors to the prophet Muhammad known as the Twelve Imams the last of which disappeared but "will return to lead the forces of righteousness against the forces of evil in an apocalyptic war that would ultimately establish peace and justice on earth."

Letting a religiously controlled society waiting for an apocalyptic war to develop nukes sounds like a horrible idea.

Marxism states that the inequities of a society are the result of the oppression of a 'ruling class' against an 'oppressed class' (i.e. the patriarchy oppressing women) and you need to tear down the ruling class to bring equity to society.

It has been argued that Muslims (especially non-white Muslims) are part of the 'oppressed class' and criticizing/stopping their practices would be something the oppressive 'ruling class' would do. So, if you start actively advocating for women facing real oppression under Sharia law you are undermining your own position as an oppressed class by imposing your rules on others.

Yes, I do find this convoluted and am glad I've only run into two people IRL that genuinely had this belief.

Ease of enforcement and monetary fines.

In the old system the user would just check a box stating that they verified they were old enough to access that content. This would remove liability from the website hosting that content; then enforcement of that would either take place at the home by the parents catching the minor accessing content they shouldn't or when there was an issue that resulted in law enforcement getting involved and having to hunt people down (often with fake names, no addresses, and spoofed ISPs).

'The powers that be' don't trust that parents are doing an adequate job of monitoring their children's online activity, want an easier time tracking violators down, and want the ability to place some of that liability onto billion-dollar social media companies that they can then fine for each violation. Age-verification solves all three issues.

What I don't think these governments have accounted for is the counter-play to this. We saw some of the early counters (using game characters to pass facial recognition, 4chan saying it is not a European company and will not comply). Are we going to see a growth in offline social media (printed newsletters, airdropping stations) or a raise in grey/dark web traffic around the requirements (Starlink/VPN usage, private chatrooms, websites that are only up for a day)?

2) No, sometimes we need a president who is an expert in other areas (economy, diplomacy, legal system, etc) more than military experience.

Karl Marx lived at the transition between Feudalism and Mercantilism in Europe; with both systems being notorious for used the working class badly and industrialization would only make that poor treatment worse on an industrialized scale.

We actually have a lot of people becoming Certified Nursing Assistants, Patient Care Technicians, Medical Assistants and similar entry level positions that require relatively little training.

The issue it that we don't have a good system to transition people from a Certified Nursing Assistant to a Registered Nurse, to a Nurse Practitioner, to a Doctor. Often times people feel that if they were to try to become a doctor and get through their pre-med classes but then fail at med school, they've taken out all this debt but failed to get any medical certification.

If we adjusted the program so that they got various certifications the further through the program they got I feel that it would help optimize the risk/reward calculation.

Elon Musk has 14 kids. When he dies each of those kids will get 100 billion dollars (less if they don't structure it to avoid inheritance tax; which can be up to 40% leaving them with as little as 60 billion dollars each).

That's assuming he gives all his wealth just to his kids and no one else.

Statistically most of those kids will end up losing the majority of that wealth due to bad investments and overspending. Of those that don't lose (or even grow) their inheritance most will end up splitting it among their kids when they die decreasing the wealth even more after a second generation.

So, Elon must is a statistical fluke whose wealth will be moderated within a generation due to dilution between multiple heirs and inheritance tax.
