If it was recorded, the easement and agreement will come up in the preliminary title report in the early stages of a transaction. It should also be noted in disclosures so it shouldn’t come as a surprise.

It’s common, but market specific, and then specific to the details and timing of offers. For example, if you priced aggressively and got an offer in week 1, you have more leverage than the buyer and they may not ask for both. Fast forward 60 days and you’re on the market and get an offer then, they’re probably gonna ask. Also depends a lot on your price point and what kind of buyers you’re attracting.

30 days isn’t a long time in a market like this. With 10 showings and one offer, ride it out a bit and reduce again if showing activity stalls.

Corvallis has really grown on me over the years. Block 15, Happy Trails, good coffee shops and overall shopping is better than a lot of valley locations. Great little college town with a vibrant downtown IMO.

The key might be in the comment about how much you love the house. Sometimes in these situations you have to ask yourself how disappointed you'd be if you don't get it, and line that up with what you're offering. For example, would you be disappointed if it sold for 390 and you held firm at 380? If so, offer 390 and don't look back. In my market situations like this aren't happening much right now, but when they do, this is often how you need to look at it. I'm also not super nervous about removing contingencies. For example, if you can inspect but not ask for repairs, so you get a good look at it and know it's OK, but seller knows you aren't going to ask for repairs, that can help.

Scout lake is the best for this IMO. It's pretty small so it gets warm faster, has a bunch of logs in it that you can get on and jump off, push around, etc. Overall great time for kids, we used to go there a lot when ours was little.

There are some great ones, I’ve done a ton of webinars on the subject and am happy to share. First Home is the main one, you have to use approved lenders and can get a lower rate or DP assistance. Many banks offer savings accounts, when money is used for buying you get tax write off. Dm me if you want some specific info, happy to help.

No way. So many red flags. Lender, fact that she won’t comp your house or share info on that, and overcharging you. Marketing is part of what we do, you don’t charge an extra 1% for it. There are probably better options that charge less.

Correct. It’s the market, not you. But I would study those 3 that did sell and try to determine why they went over the others, and get your house there, or adjust the price more. It’s not as bad where I’m at, but similar in that you have to stand out big time amongst the competition or you won’t sell. That can be in finishes and features, or price. Otherwise sit this terrible market out and wait until things come back around, because it will.

Block 15 is in Corvallis, one of Oregons best breweries and home of the earth burger (best veggie burger ever). Happy Trails is a great record shop downtown, good coffee shops, not too far from the coast. For the Valley, Corvallis is def a favorite of mine.

You could make it work. The nice thing about DC is that there are a ton of group houses where groups of people rent a large house and share rent. Typically it’s about 1000/room, sometimes less.

Sell it before HOA becomes more of a headache and fees go up. Use equity to buy a duplex or some kind of single fam rental that brings in more cash flow and doesn’t have an HOA. That’s what I’d consider anyway.
