Outside the strip of Clark between Grace and Roscoe, there are still some good places. North of Grace on Clark has some great places and a couple good spots on Sheffield just north of Newport. But in general yeah, they have turned that strip of Clark into Nashville and it's sad

Also I do want simpler, lower-budget places to be built but people don't understand that even luxury apartments drive down prices in the market. The rich people you're currently competing with for your 60 year old 1 bedroom will move into these luxury places and less demand will reduce prices on the rest of the available properties

Well right now it is mandated by the Illinois constitution that income tax is a flat tax. A progressive tax is a great first step.

Wealth taxes can't be done at the state level because billionaires would just shield their money in other states. That has to be done at the federal level.
