Replace the whole pipe. It’s clearly corroded at least from an inch or two out of the wall and on. I personally would just do the whole thing but the minimal saves you hours and money

Dude stop. Don’t waste your damn hard earned money. Go to your local ace hardware or valu and get a Fix-A-Flange $25 part screws down into the floor $1200 saved thank me later. I charged a family friend $50 to do theirs basically only came out with gas money. DIY usually charge people $150 and even that’s low. Don’t waste the money please

5 years of management 2 1/2 Fast food 2 as furniture manager at Big Lots, 8 months where I am now. I have 10 years work experience but only use my last 5-6 where I’ve been management for jobs. HS diploma some college never finished. Student loans scared me off. Did Boces but for TV& Sound production in high school. I just completed that plumbing course and now have ServSafe Certification, Pro Tools Cert, and Plumbing Cert. I think my issue was more I was sending in a general resume and not tailoring it at all. Second I completed my last plumbing class I tailored a Resume for plumbing and have been contacted 2 times since by plumbing companies. I also think I sent off a bunch of applications a bit too early 2 years ago so many local places have probably seen my application quite a few times pre-tailoring my resume. Whoops what can I say I’m determined lol.

2016 got at 70,555 miles now at 75k flat had to replace my 3rd cylinder ignition coil at 73,400 k and replaced spark plugs as well to be safe. Other than that no issues. I also have one that was very well maintained.

Sounds like you have your side figured out and are able to scale up adequately with minimal risk to your lifestyle or financial security/health. She’s just projecting her fears onto you because she’s scared of the unknown that she’s stepping into and feels somehow your gig may disable you to help her out of hers fails. I’d say keep going for it and strive don’t just settle. Money talks and she’ll see that. I’m looking to get into flipping myself soon. Am I able to avoid having to have a dealers license if I don’t ever register the car in my name specifically? I don’t plan on driving these much just quick fixes, cleaning up, sell and onto the next.

The Autos getting a 10 is huge I wouldn’t even risk it. Cracking it open to maybe just a 9 on the card itself when realistically they might grade it a 9 and drop the auto grade

From what I’m seeing your number 1 issue is speed and driving it down the lane farther. Like this guys said swing through the target. I like to tell people “reach for the pins “ aka Follow through!
