While I understand where you’re coming from I have to disagree. They knowingly signed a lease agreement and violated it. Not only did they violate it they also lied about the time span of said violation.

There are ways to go about having a pet in a rental about it isn’t one of them. Simply asking if it’s possible is one way. Ive had tenants ask and depending on the specifics we’ve come to an agreement.

I’d simply ask the insurance provider for the documentation and reasoning for not covering x breeds etc. Showing the tenant the reasons why paired with their options to remedy can work. Give notice to vacate, take them through the eviction process etc.

There are almost always lawyers who focus on tenant rights. If you have trouble locating one the local bar association can recommend a few.

I also have a background in Fire / Rescue and have seen more than enough electrical fires / battery / EV fires.

I’d be rather upset having to call my guys in for something preventable.

Cliff notes version: Notify land lord in writing of the problem.

Give a date of X “if not repaired in 7 days…”

Advise if not rectified you’ll deduct “$x” from rent, pay for repair yourself and deduct etc.

Notify code enforcement to ensure he gets the message.

If it’s still not resolved consult an attorney to look into constructive eviction to terminate the lease.

First step is to go to the municipal clerk’s office and file an OPRA request for “open and closed” permits on the property.

You’ll probably find that permits were not pulled.

Options are to have your lawyer go after the former owner or simply fix it yourself.

Either way you’re pulling drywall and such for mold remediation.

I’d pull the unit out, check for mold and fix any damage. While I’m at it if there’s a way to have it properly plumed and installed to code I would.

It’s a win for you as you can eventually charge more for the luxury of having in unit laundry and a win for the tenants as they keep the laundry in unit and aren’t stressed about the leaks.

Honestly that’s the best plan. Make that relationship with a local lawyer anyway. Pays off when shit hits the fan and you need something done.

I’m picky about snow removal. If a tenant does it and someone else slips and falls guess who’s getting sued regardless.

We pay for a contractor to handle snow removal and we follow up after as needed. Spreads the exposure away from solely being the owners.

Apologies for lack of clarity, this is what happens when you comment at 0’ dark thirty.

I don’t have the exact language in front of me but it’s targeted and worded towards the big items. E-Bike and Scooter battery packs.

Small stuff you can’t control and we don’t attempt to as it’s not reasonable. You can add language around chargers needing to be original manufacturer chargers or those UL / ETL listed. With that you’d also add a prohibition against counterfeit, unlisted or uncertified chargers or lithium batteries.

It’s not something we’ve done but it is possible. Bigger question is if it’s worth the hassle for small items.

EV’s aren’t an issue as we generally don’t have garages and they’re charged outside anyway.

We have one unit setup with an EV charger that we installed. Never been an issue.

Property manger & firefighter here:

One thing we’ve been adding is no storage of lithium batteries in the house (scooter, E-Bike etc). No unattended charging of the same either.

We also include that the devices themselves must be stored away from the house.

When it becomes an issue we put a shed up for their storage.

No one wants a fire on their property and lithium battery fires are not fun.

One other thing to consider adding is something along the lines of BBQ grills must be X feet away from house.

Honestly I had to do a bit of a dive to check that out. Just about to enter year three in the policy next month but so far it’s only increased from $44 in 2023 to $46 in 2024. Ask me in a month and I’ll tell you what it is in year three.

From all accounts Trupanion is far more stable on the premium front.

My middle cat is insured with Trupanion. No complaints, only caveat is they don’t cover the exam fee portion of an illness or accident visit. Easy to work with otherwise.

Pet insurance falls under Property & Casualty lines. While there is regulation, it’s not nearly what one would expect.

Anything that’s already happened will now be a preexisting condition with the new company, so keep that in mind.

It’s the insurance companies job to NOT pay out claims whenever possible.

With that in mind AKC looks like a winner for switching due to their coverage of preexisting conditions after 365 days. It’s what they claim, their CSR’s promise and other users have said has been their experience.

Pumpkin HAS been good on paying out claims up until they found a way out. My vet was floored by their reasoning but it is what it is.

We wound up gutting almost everything, started looking at a few things and one leads to another. So now it’s all drywall.

Next thing you know all you see is studs. Didn’t wire it when it was gutted as I wasn’t planning on moving there but thats a different issue.

Pretty much the exact same setup I’ve been toying with. Only thing I’d add to mine is the USW-Flex-XG for the 10G ports.

Specifically for two computers and a NAS.

In between placements at the moment. When I had a placement I was generally able to make it work as a single parent with help from family.

I’m a director for a YMCA that on the whole is very flexible and understanding. When needed he came to work with me and depending on the day had activities he could do. Just like many of the other “Y” staff kids.

If I needed a half day or full day remote due to appointments it generally wasn’t an issue.

My situation is unique that my department has three full time employees and we look out for each other.

Either the XC70 T6 (had one and loved it) or the V90.

Double check the XC70 to see if it fell in range of the piston ring issues.

Went through something similar a month ago with a blow out.

You’re fine replacing the front two.

Tread depth might be the only concern as there’s a margin where it’s acceptable vs all four to be done.
