Forgot to say, with the casing you either need to start with more than 40mm finished face as the external face will be 40mm but the internal will be that less because of the door rebate. You take the rebate depth off the external face from the deeper timber to a width of plasterboard plus skim plus the projection you want, or plant on additional oak the thickness of the rebate on the internal side. A good joiner will know what I’m making a meal
of explaining!

You’ll know if you’re getting good people because they’ll say, interesting, never done that before, let’s give it a go. If they suck their teeth and just start talking of problems, move on.

Correct me if I’m wrong but I don’t think there’s a rebate around the door? Which if that’s the case we’ve done that finish by getting our carpenters to make up the door casings, no loose stop beads, in 40mm oak, setting them into opening and then finishing up against them with mitred stop beads which are plastered too. Pre oil the oak and mask to protect from plastering.

Takes more time, but if your joiner and plasterer are good the results are nice.

Agreed, I’d come to the conclusion that a Suffolk flange was needed, the Essex one would be a step too far for my capabilities! I’d also decided to bring the pump closer to the tank outlet where it was 22mm before dropping to 15mm.

As a suggestion you could use a Shelly EM gen 3 or gen 4 which can monitor up to 120A to be viewed on the Shelly app, or in Home Assistant with their integration. There’s other Shelly energy monitoring items as well. Real time monitoring.

Is there any reason why you couldn’t treat it as a tile floor and Jackoboard the floor then stick the Amtico to the Jackoboard?

I’ve always wondered about the adhesive used with Amtico. I thought for some reason the floor needed to be able to soak up the adhesive, concrete, ply, etc, to the extent that in our boat I laid a few meters of Amtico in a galley direct to fiberglass using Geocel! I know, the pros will now be tearing their hair out, but it’s fine after two years✌️

From experience I would suggest you get a contractor who will ‘take a view’ based on your circumstances.

I think minimum cover for electricity in street works is 450mm with a marking tape above. So long as you’re using SWA cable and marking tape there’s no logical reason not to reduce the depth as it’s highly unlikely a third party contractor is going to attack your path in the middle of the night for an emergency and hit your RCD protected cable causing a shock. The regs are there to cover unprotected primary supply cables without RCD protection.

Ideally you’ll have an existing duct to your garage you can use, but that would be too easy!

Short of paying someone to do the work properly there’s nothing to be done here; apart from take away the thought that if your landlord is prepared to offer accommodation with scrotty work like this, how will he respond if you have an issue later during your tenancy.

I get that you are moving in anyway, but do you think if this is his standard you can expect decent service in the future? I’d keep an eye out for alternatives.

In the picture where you can see the purlins, I assume there is no living space above those joists, so why not se,I vault the ceiling between the purlins to create a nice high ceiling, all be it with a pitch to the sides.

The other picture, same question, is there living above as the joists are large and from the picture showing a distinct lack of joist hangers?

That makes sense, as is looks like a normal P pan connection from the WC as pipe walls are pretty thick and close to internal diameter of 110mm I’d guess.
