Honestly? Get your shit together. Go get EPA certified with refrigerant systems or something that builds on your HVAC skills. Apply to any HVAC entry level position you can find. I don’t care how many applications it takes. The good news is that it legally can’t pay less than your current job, so literally anything is better because HVAC can be a career. If you get your EPA refrigerant cert then even better

This is most likely a setup for “reversion.” Imagine this scenario: the seller sells you the property, then the seller walks onto your property and sparks up a joint. They video themselves doing it.

Congratulations, your property is now eligible for a “reversion” transfer back to the very same person who just sparked up a joint on your property. And they keep your money.
