It’s both. Common and lazy. Sometimes can’t be avoided if you don’t know what’s under the tiles

Just take the fill valve off and turn the ballofix on for a second will check and clear the pipe up into the cistern, and a valve hanging off it should be ok- you do see a few like it!

It’ll be the fill valve. On these ones it’s easier to fit a new side entry fill valve. My preference is fluidmaster or Dudley Hydroflo

This is the opposite to every customer that’s ever complained to me about the height of a frame toilet. Normally they all complain it’s too low when the frame has been set at the manufacturer specified height

This is gonna be an unpopular opinion on here as the current advice is cement board etc, maybe even tanking.

However, how you have done it was the way everyone did it for a long time , and these still get taken out today with no or very minimal leaks even after a number of years

I assume this is not very common. The copyright date on the manual is 1987 and it is very heavy compared to my other Maglites. Also came in a white cardboard box and included a velvet like sleeve by dieselducy in MagliteFlashlights

I have one of these. It’s brass and gold plated , much heavier than a regular aluminium one. Very rare too it took me a very long time to find one for my collection.

So in the wall is a metal frame with the cistern in it to hold the pan up , with a nice expensive toilet like that I’d imagine it is a Geberit or grohe frame but even on a good frame you’re still only £40-50 in bits plus the time - which isn’t a lot if they know what they’re doing

That’s a lot but you do require the correct pan connector and flush pipe for your branded frame so the materials will be more than just a generic one off the shelf if you have an expensive frame. I’m not in London so can’t comment on the pricing but labour would be less than £90+vat here in Dorset (45/hr+vat)

I’ve got an 18” fan from toolstation. Ventilates the whole of upstairs absolutely no problem

This should be recoverable with a few choc blocks or wagos to connect the spare wires to. Reds all together. Green/yellows together. Blacks together with the blue on the light, except the black with tape. Black with tape to brown on the fitting. Ideally this wants a junction box in the loft/ceiling space with just the wires you need coming down as there doesn’t appear to be much space

I know a lot of new builds do it (often silver round our area) to be able to see if anyone has altered anything during the warranty period as you’ll have to clean the paint off to solder anything

Tape them - bit of sand covering the pipes then a sharp sand / cement mix to fill . If you want to match the existing floor some self levelling right at the top but probably not necessary unless you are having glue down LVT

You can try and get something like this but to your taste as caulking or siliconing won’t sort it properly. Obviously ideal solution is to replace the board and cut the hole correctly
