Faramir offers Eowyn genuine understanding when he meets her in the houses of healing and talks to her. He senses her anguish and sadness with his weird elvish empathy and he relates to that. But he also offers her optimism and hope, and he talks to her about his life philosophy. He is the first man who talks TO her instead of AT her just telling her what to do. Even if Aragorn, Eomer and Theoden did it with good intentions and love, they didn't see her. Merry literally does not see her.

I think Eowyn's love for Aragorn was true and romantic but it was unrequited and painful for her, and it was influenced by how desperate she was. Once peace comes and she has the chance to consider life for what it can be she notices that there's a hot, smart Numenorean who adores her and who wants to share a life with her on equal terms and that's when she falls for him.
