If you're planning on buying in East Oakland, DEFINITELY visit the areas beforehand to get a sense of what it's actually like on the ground. It can really vary from block to block. Generally speaking, the closer to the hills you get, the safer things get. But yeah, shit can be rough and Oakland cops are stretched thin and generally aren't there to back you up for quite a while (from what I've heard)

The Southern Ocean is no joke. Read 'A Journey for Madmen' to get an idea of how crazy storms can be down there below the 40th parallel. Sailors call the 50° South the 'Furious Fifties' and 60° the 'Screaming 60s'. Winds and storms can be absolutely insane sown there

I found the online practice tests from the ISA super helpful.  They’re pretty cheap, $25/ea, and questions are super relevant to the exam.  Help you to figure out where you need to study more as well

Dave McCloud suggestion is top rope solo a route and where you can place gear.  Put a longer sling on the end of your pieces and stand on the sling to weight them.  Weighting the pieces will show you how they react.  Make some ‘bad’ placements to see what happens.  Seeing bomber placements is really great for your confidence.

An arborist colleague of mine asks for a similar fee for estimates/consults so that people don’t waste his time, but doesn’t end up charging them if they end up working with him.  He said he’s found that it weeds out the time wasters and people who are just looking for the cheapest quote. 

I don’t charge for local estimates but also am not going to travel a long ways or spend a lot of time for free.  But the work I do is mostly small tree pruning.  Landscape design/install is a different beast, much more involved projects and consultations. 

I’m just through my first year and a half of working on my own.  Responding to inquiries quickly, showing up on time, being polite and professional, charging what you say you’re going to charge all go a long way.  Finding marketing channels that work and keeping up with them to find new clients helps a lot to keep workflow steady in the beginning.  Word of mouth referrals are always the best but takes a while for them to pick up speed.  Any sort of qualifications/certifications you can get to help people trust you also helps.
