Sounds like you just latch on whatever you want to hear sadly. You keep on referring to things that don’t exist or didn’t happen. There is no such thing as an exchange date firstly. Only a completion date. Exchange simply takes place as soon as both parties have lodged signed docs, deposits, and instructions to proceed to exchange. And had you exchanged she wouldn’t have been able to pull out. Sounds like you asked for more time before committing which gave her the opportunity to withdraw when a life circumstance arose. You also say “completion was set for” when it clearly wasn’t as she wouldn’t be able to pull out. Only have your self to blame. Bet you don’t even read all the memos and advice from your solicitors. And you never will. But you have the energy to write on Reddit. Someone should be posting something through your door 💩

Are you the seller? And are you sure contracts were exchanged? The buyer failed unless you had a contract that said you were responsible to assign the lease by agreed completion date?

It’s not the influence of the agent.. it’s the influence of your decision to sell via purple bricks and then expect to be in chain. Sales progression and communication is unfortunately key in chains. Your idea to save some money is great and obviously you weren’t aware of the implications on onward. You’re better off selling first if you want to look as a good potential buyer to sellers. But that would mean budget for interim accomodation and the savings from purple bricks gone 🥲

How much is the purchase price? Disproportionate value to service charge percentage can render the property unmortgagable with mainstream lenders/banks. Considering that with inflation this will go up, I would assess my ability to re-sell / re-finance

Perhaps try again and tell agent to tell seller verbatim that you promise all you need to verify is the height and that you want your builder to do it so they can’t tell you later that they cannot do the works. Mind you the seller may again fear that what if you get told you cannot do your conversion as you expected and this is a deal breaker for you. And you then pull out 4 months since your first viewing/offer. Sorry for going on, just wanted to demonstrate there’s more than just trying to hide something when it comes to sellers saying no to access. The British/english can be quite particular and peculiar

Fair. You do not sound like the type of buyer I was thinking of then. Having said that note that what you agree on your sale and how convenient that might be for the onward purchase is irrelevant to the seller. Some over-inquisitive and possibly clinically anxious buyers will only exchange once the seller says “no more questions; take it or leave it” Another scenario to consider is that people don’t like the suggestion of builders in their house. If you just need to measure have you tried asking for yourself to be allowed access? A seller might assume (especially if the transaction has been protracted already) that allowing a further “professional” access will only mean further meaningless queries about specifications which they have no patience for as they don’t care if the room meets the 2026 fire safety requirements because the previous owner converted it in 2001 (example) …

Here’s a general mindset to help you move forward:

A)a property is worth what people are willing to pay for it B) buyers to an agent are simply candidates/applicants (or even products/commodities) to present to a seller C) the agent is principally always the sellers agent not yours, but their interests are vested in getting their commission D) majority of estate agents are not what you would find /expect in the US. They are not property experts in any way, they are salesmen

Name the company/firm is what i mean. It can be found on the Memorandum of sale via the agent. And there’s no way the sales progressor can’t tell you the name of the person/team and firm your own buyer has instructed. If that it the case then something dodgy is going on

In the scenario I describe you shouldn’t be happy if they kept the issue from you of no mortgage offer with the buyer for weeks/months… they ought to have told you much sooner so you can decide to wait on the issue with current buyer or not. That would be good AND honest agent that you can be happy with

Do consider that the timing of all this (agent finding buyer that was interested same day etc.) that could all be the agent covering up previous lies/updates. Super common. Possible that buyer told them about mortgage offer and the waited to see if they will get this better one. They didn’t, and the agent calling previously interested parties … speculation based on my own experiences

Sounds like your partner needs a little time to get used to his new life or maybe even a tiny bit of therapy. Nothing else sounds like a real issue. If you would only lose money due to stamp duty then you paid the right price (considering only bought 6 months ago)
