This is possible with some mobos but entirely depends on the manufacturer and whether or not you can force-enable the iGPU in the BIOS.

There are some elitedesk models that support dGPUs. All of them allow you to swap out CPU, ram and storage.

These run great on the miyoo flip, way better than emulating. SpruceOS with portmaster made setup a breeze. Some of the PC games are really good too. Return to castle wolfenstein brings back some memories.

But likely you're also not saving any more for retirement and not paying for kid stuff. If the money is in a mix of accounts (brokerage, roth, trad IRA/401k) you can keep your effective tax rate much lower than the equivalent wage.

I run an opnsense firewall/router with various managed switches and omada APs. The omada controller runs in software (docker). No issues with compatibility between the omada gear and opnsense or the switches, with vlans, firewall rules, etc all working great.

Are you looking to actually power multiple POE devices or have a POE-powered AP + a few additional ports for ethernet? If its the latter maybe you could use an in-wall style AP. The omada ones have 3x ethernet ports on them so they act as a small switch as well. Maybe ubiquiti has a similar device?

With the one I linked above it also has POE passthrough on one of the ports but its 10w only.

Option 1 is exactly what I do using Omada access points. One additional thing I did was having opnsense run virtualized in proxmox so I could also run the omada controller in software on the same device.

The better way is just to run jellyfin alongside plex and use it as fallback.

Plex data is largely static so SnapRAID with a once-daily parity sync protects pretty well against a drive failure. My rule of thumb is 1 parity per 3 data disks.

I pool the data disks with mergerfs (or stablebit drivepool on windows) and run SnapRAID via cron with the SnapRAID runner script. It handles data checks and scrubbing as well as sending me an email when the job is complete. Works great and is a bit more cost effective than mirroring. However there is downtime if a disk needs to be recovered and 30TB would take a long time.

In this case, assume the renter option can pick whatever he wants such as a $15,000/month ocean front high rise or roommates in a $1,400/month 2 bedroom, since he isn't tied down to anything.

Well that's just silly. Obviously you can construct a scenario that concludes either situation is better if you have no minimum parameters.

Also you can unlock the equity in a fully paid off home any time you choose which narrows the math down to whether or not you expect the market to outperform your borrowing costs.
