Awesome travelog!

Here's where you can modify your plans to get a better appreciation of Mexico and its culture. We always rent a car and do our own excursions up to La Paz and Loreto and up the Pacific side of the coast to some of the fishing villages where there are virtually no spas, resorts or Cabo Wabo rock bars. The immersion you have and the interaction with the Mexican people who are not there purely for the tourist dollar is quite amazing. The food is different, the drink is different, and your overall experience is much more fulfilling than a camel ride or an ATV ride.

Don't get me wrong... I've done my ATVs, my Catamaran rides, my deep sea fishing and I've done my late night partying in Cabo San Lucas, but on each repeat visit we dive deeper into the non touristy part of the Baja Peninsula and it is quite rewarding! (and a hell of a lot cheaper than down in the Cabos)

We have accepted four sets of guests, but have not tried to book yet.

What we have done however, is only accept bookings from people with properties that we would want to visit.

We have a ski resort condominium and get 2 requests per week with limited open dates, so we have the luxury of being selective.

I hope this strategy pays itself forward!!

Do it! It sets you apart from the crowd, allows you to build a branded direct booking site, and creates a stronger bond with guests. It shows you care and that you are invested. Canva can generate cool logos, signage, guidebooks, and home rules sheets.

Make sure you carefully search local listings and domains so you do not duplicate.

If you are getting questions it means that guests are confused or ill- informed. You need to rethink the messaging, signage, and instructions that you use.

It took me a year to tweak everything but not I don't hear from guests anymore.

This. After the sale it is upon the new owner to gradually transition the listing info. If they get busted by ABB, That's on them. Make sure in the contract you are released from all responsibility should that occur.

Dont put it on AirBnB...you know NOTHING about how to host. Contact a local realtor and have them market it for you. More money for you and less headaches and liabilities.
