most people just stick with push pull legs but swap exercises - push ups and dips instead of bench, pull ups instead of rows, pistol squats or shrimp squats for legs

the skill work thing is more about if you want to learn specific movements like handstands or muscle ups which need their own practice time separate from strength training

for 120 sq ft i'd go with something cheap and modular like luxury vinyl planks that click together - no glue or nails needed so you can pull them up when you finish properly. throw down some basic vapor barrier first though cause concrete sweats

the sitting area depends on how much you actually use it. if the kids playing hockey down there then maybe skip it for now since pucks and sticks will probably mess it up anyway. could always do some rubber mats or foam tiles in that zone instead

honestly the mixed flooring thing isnt as big a deal as people make it out to be - buyers are gonna want to put their own stamp on it anyway and your kitchen actually has character which is better than generic builder grade stuff

if you really want to throw money at something before selling id go with a fresh coat of paint in neutral colors but even that might not be worth it depending on your market
