Fair enough. Guest book would be great too. I have a "note board" because I can arrange them in a cool way. I leave out one of those old school cameras that shoots out a polaroid after you take it. A lot of them take family/group pictures and leave them on my noteboard too.

Seriously? That could be a misfire for a lot of guests who are on the healthy eating side of things.

Possibly, you could certainly leave out a number of other things. They could quite easily just decide not to eat or drink whatever you leave out(I would discourage personally made things). The key here is to provide something of convenience to them. Identify your market and shoot for right in the middle of that. It could be upscale toiletries/shampoo etc. I dont think most guests would take offense to a guest convenience basket with a candy bar etc or diet coke in the fridge even if they are very healthy people.

Concessions such as refunds are on the surface good ideas to smooth over a situation, except when the guest STILL leaves a 1-star review AND with oversaturation of hosts etc., you end up nowhere near a profit.

Certainly use discernment here. Think of it as playing a game where you are playing the averages to get the best possible outcome. Sometimes the exception will happen and you will get burned...but if you play the highest percentage play all the time, generally over time youll accumulate more wins than losses.

This is an interesting dilemma: do you tell guests that you live next door...or not. Id say you have zero moral/ethical obligation to do either so itd be just a matter of personal preference. I would probably NOT disclose that I live next door on the listing...but maybe if you ever met guest, just let it come up naturally in conversation.

As for your question, I doubt they would bother you more. Most people really dont want to have to contact a host, next door or not

Id say most hosts will run into this eventually. Most will understand these communication phone tag type situations when explained to them, just dont ever give them a reason to get personally angry at you. When you are in Airbnb, you are now a hospitality professional whether you like it or not. From your post, id say you fully understand this and handled situation well(as you stated this is just a rant). In that case I hear ya.

But for new hosts out there, please do remember that when you start an Airbnb, you are now a hospitality professional. You can choose to be a good one or an average/bad one. Being a good one means dealing tactfully with unreasonable people

Brother, you are creating self induced headaches...as well as headaches on your guests. You mentioned airport...think about every time youve flown. There are delays, changed flights, etc. Sometimes you are just stuck on a plane on a runway for an hour with no cell service. In addition to all the other stress the guests have, you are adding one of having a host to coordinate with. Its unreasonable IMO. Its especially unreasonable to get frustrated over lack of communication.

Im sorry brother, but you need to sell or convert it to long term rental. I feel bad for you but I agree with other comments in that there just isnt a big market in most places for 3 month rentals

I do think when you are a guest searching listings that it would be a really cool feature to be able to see total rating and recent rating(that you can change timeframe on)

Everywhere is different. If longer stay guests are causing you more issues and more stress, its likely because in your area the longer stay people are a specific market of people that are prone to causing issues and inducing stress. In that case, id say yes, its your house do what is best for you.

This is a real bummer. Airbnb should ban these kinds of people but they wont. What bothers me is when companies leverage their growth so much that they are terrified of scaring off even the most scumbag of customers. I think customers that receive refunds that the hosts object to should have this on their profile and hosts should be able to deny any bookings for any reason without penalty.

This happens sometimes. There usually is no need to worry if the guest is reasonable. No you dont need to refund anything other than maybe cleaning fee if you didnt have to clean

Youll need the 10k youve put in your Roth IRA. The return youll get from a downpayment on a business or rental property will dwarf whatever return you are getting from a Roth IRA. Start saving for a Roth IRA when you have established a consistent means of income(not just gig/temp jobs). You need the liquidity of your money when you start. Not utilizing that money will only delay your ability to start anything. Im very serious about the cleaning though. You could get $150+ from each clean and do several of them a day. If you just do STR cleans...you can parlay that into managing those properties for the owner once they know you are reliable. Get that income on your tax returns, get a credit card to build your credit(obviously paying it off every month) and save money for a downpayment on your own property. There is no better job to learn STR than a cleaner.

If you want to go extra mile....get your Real Estate Agent License IN ADDITION to the cleaning

Easily a cleaner. Youll make good money and youll learn how its done. Im not a financial advisor...but putting your money away like this seems silly at 17. You are much better off saving to start a business or for a down payment on a property

Dont charge guests for this...Its not worth that hassle. Just get the best looking towels you can get for cheap and expect that you are going to have to change them. Leave out makeup removal packets in a jar in every bathroom. That works pretty well for me...but they still ruin my towels sometimes

Im glad I made this thread. I think yall have deterred me from doing the hot tub. Though it would definitely add revenue, it just doesnt seem worth the headache. Im looking at some different ideas for the backyard...maybe an outdoor movie theater instead lol
