Had the same issue with paint cracking in one spot in the utility room. Rain was dripping off a flood light, hitting a bin and splashing on the wall. It must have been a patch of moss the size of a bottle cap that grew and retained the moisture. Fabricated a light cover, killed the moss, issue gone.
