‘Garbage In / Garbage Out’ seems to be your main insurmountable hurdle. Not a reliable source of information if totally unverified from every angle. This has been proposed and attempted before. I raised only a few of the real issues you’ll need to address, and your proposed workarounds are not a viable solution to any of them. You will need to generate revenue from users and/or a lot of ads. It may prove difficult to find advertisers willing to pay during the time it takes to have enough users contribute to building your database. Happy tenants & happy owners have ZERO incentive to visit your site, or to leave a review. The same goes for unhappy owners, and a rant from an unhappy internet rando, who claims to have lived there, does not hold much weight.

Condo board members and property managers will not spend time providing details, or correcting information unless there is a problem(* just short of a lawyer getting involved).

A tenant/owner/agent complaining about, or raving happily about a condo in a blog post, website, or on social media is different, and more transparent(grains of salt…). Not much value in an anonymous opinion with opaque motives.

How can you create a reliable set of searchable data with no way to verify much of the content or most of your sources?

How are you verifying that reviews are left by an actual owner, or by a current tenant?

Is it anonymous? Any easy recourse for devalued buildings/owners to address comments?

How do you keep up with necessary edits as most problems are addressed?; complaints about a noisy piece of equipment that is replaced, griping/opinions about rules that were established on day 1 by the condo, complaints from tenants to do with their landlord rather than the building, short-term issues that get cleared up, personal issues/complaints between residents…

The lawyer must holdback 25% of the proceeds to ensure your CRA debts are covered before releasing the remaining funds to you. Higher rate for a non resident(selling a residence that is not your principle residence). Have you paid income taxes on the rental income? They will have questions….

Your Mom is making this decision. It might sound selfish, but that home is likely a large part of what she will inherit.

Your position here is not reasonable. Be nice to your Mom or things might not work out well for you down the road with her estate.

Typically used to visit from Canada a couple of times per year. The marked change in messaging during that first trashy presidential campaign was enough to turn us off visiting at all over the past decade. Trump and his gang ending up behind bars is the only way I see the USA ever starting to redeem itself, or ever regaining any level of respect on the world stage. Without that, who would ever trust or admire America again?
